Locally, we’re seeing more inventory and more demand… Aka: more homes on the market and more buyers buying. Lots of listings are receiving multiple offers, but buyers aren’t offering crazyoverasking prices. Thank goodness. Georgetown is always 3-4 months behind Austin’s market trend, so I expect to start seeing multiple offer situations in April here. 2024 is going to be a great year to buy and sell. And I predict that 2025 is going to be a year of double digit gains in appreciation…so this is your year to buy if you want a good price! Year over year, new listings were up 12.6% in May, a stark contrast from the 22.8% drop in new inventory in the same month last year. Among the largest cities in the country, new listings rose the most on an annual basis on the West and in the South; San Diego saw the biggest influx with listings up 32.5% year over year, per Zillow data, followed by Seattle (31.4%), Charlotte (30.4%), Raleigh (29.1%) and San Francisco (29.0%). Good news and the above data offers some optimism that the real estate market is beginning to unlock inventory!
