While slow and steady may win the race, it doesn’t mean that marathoners don’t get tired. I’ve listened to a number of community leaders and many of them share a similar sense of fatigue after 2023. For communities that had a multifamily property insurance policy, most had significant premium increases. The percentage increases that have been quoted range from 20% to 1200%. A number of carriers have gotten out of the Colordo property insurance market due to the hail losses and wildfire risks. And across the board, carriers refused to release renewal quotes until much closer to the policy expiration. While the insurance professionals were often blamed for this, it was not an agent issue. They were tearing their hair out like the rest of us trying to get renewal quotes in time for budget season. What this meant for many boards is that they had to increase budgets and raise assessments without having the renewal quote. Given this uncertainty with the numbers, boards did not want to overshoot the budget based on numbers that they did not have. It is hard to tell owners that they need to pay 50% higher assessments when you can’t prove the need. It is similar to trying to dramatically raise assessments to increase reserves without a good reserve study. On top of this, insurance is one of the most urgent but unsexy expenditures an association makes. Owners can get behind a parking lot repaving or even a roofing project. But insurance? You can’t see it and with any luck, you won’t even use it! Budgets were vetoed. Some narrowly and begrudgingly passed. I suspect that a number of them will have to be revised depending on how much snow we get this winter. And when that happens, there will be the usual “I gave you what you wanted last time, I’m not giving you more money this time” sentiment expressed. So yes, even the experienced marathoners might question whether they have enough energy to keep going.
