Author of "Building Focus", an application of Theory of Constraints, CCPM, Lean, Last Planner, VDC, IPD in the construction industry. Author of Unlocking Life's Constraints, an application of TOC for personal growth
SYSTEMS THINKING IN CONSTRUCTION PROJECTS With Javier Arevalo we apply TOC and the Senge's archetypes of systemic thinking in the construction industry and we capture it in our book Building Focus. In this post we present the archetype of the Tragedy of the Common Ground with the negative impact that is generated in the system when, pressured by the deviation in the planned earned value, we are forced to open new work fronts, most of them non-critical, to "raise the curve" and lower tensions. A construction company operates in a multi-project environment and when we apply this bad practice in each and every one of the projects, this tragedy of the common ground occurs in which bad multitasking is generated for all key actors, support areas, management attention and a misuse of scarce capital is made, which will be poorly allocated and distributed over "n" non-critical tasks and will not be available when it is most needed. The problem is exacerbated when companies do not prioritize projects and tasks, when they do not freeze low priority projects and are overwhelmed by bad multitasking. Inputs start to lag, flow starts to stop, productivity plummets, and direct and indirect costs skyrocket. Therefore, the results of the surveys are not surprising: more than 75% of projects end after the deadline, more than 90% do not comply with the triple constraint and almost a third of the working day, on average, is wasted. As the great Albert Einstein said, if we want different results, let's do different things. That is, we must change our level of thinking and our paradigms. It is very important that construction companies learn to apply the flow rules that Efrat Goldratt presents in her book. In our book we apply, under the umbrella of TOC, the integration of CCPM Critical Chain with Last Planner System, TAKT Planning and SCRUM, IPD, BIM, VDC, Collaborative Contracts to break with that vicious circle that arises from the archetype shown. Design is one of the most important aspects of any construction project. Because of its importance, it often comes with a variety of challenges, from incorrect scaling to missing essential elements. Modern construction processes, such as building information modeling (BIM) and lean construction, can help to combat these common issues and make the entire construction process more efficient. Learn more about BIM and Lean construction, as well as their effects on design management in this week's article by Anna Liza Montenegro. #leanconstruction #BIM

5 golden rules for quality in construction Achieving quality in construction is a time-consuming and intensive process, which everyone is responsible for. It’s about constantly checking decisions and work meet the quality assurance standards set. Here are five golden rules for quality assurance on your projects: Clear definitions of ‘quality’: Everyone working on a project needs to clearly understand what you mean by ‘quality’ and what your expectations are. Document the details and explain them to all subcontractors, suppliers and project managers. For example, you might decide you want especially high standards of sound insulation (above the legal minimum of 45dB in new builds). You’d therefore want subcontractors to be aware of this when they are making purchasing decisions around insulation material. Planning, design, and development of plans: Designers and project managers must conduct thorough assessments of plans, check for clashes and avoid cutting corners. If you can identify and fix issues now, there is less chance of delays occurring during the build itself. Recently, BIM technology has been shown to help with quality in construction by automatically checking for clashes. Material purchasing: It’s vital to ensure that all materials and equipment purchased meet your standards. Buying cheaper, lower-quality materials may save money in the short term but could result in problems later. Quality assurance when buying also involves verifying whether your suppliers are truly capable of meeting your demand. Continuous interaction during build: All project participants must be able to communicate, discuss issues and verify progress. Quality in construction relies on the site manager constantly monitoring the works, ensuring it meets your pre-agreed definitions of quality. Handover and snagging: Once the structure itself is up, quality assurance also comes into play at the snagging and handover stage. This is about conducting checks to ensure the as-built structure meets your expected quality standards.
