The transformation of Beijing Aegean Square, a shopping mall, into Beijing Fusion Centre, a state-of-the-art workplace for upwards of 8000 employees, was an exercise in restrained continuity. "The unique nature of a retail to office conversion means the process comes with its own set of challenges. Underway immediately after the pandemic, the office needed to be hyper flexible in order to accommodate market change and adjust to the unique needs of any range of incoming tenants," says Associate Principal Hang Xu. "Agility was achieved with a layout that focused on circulation, light, and connection. Conceived of as a floating village, the office has been meticulously programmed – featuring a social floor on the second floor, a rooftop garden, as well as striking access to the atrium throughout," he continues. Spanning over 215,000 square meters, it comprises four key components: BOCOM New Bund Performing Arts Center, New Bund Mall, New Bund Shun Tak Center, and Artyzen New Bund 31 Shanghai. In August 2023, all four components of this project attained LEED Gold certifications, and it is slated for a grand opening in late October. Distinguished as Shanghai's emerging cultural icon, 𝐍𝐞𝐰 𝐁𝐮𝐧𝐝 𝟑𝟏 places significant emphasis on green and sustainable design, creatively utilizing various elevations and spatial configurations to maximize utility. The layout promotes connectivity with walkways between buildings, and a multi-level underground and above-ground connection ensures seamless access to the subway station and BRT bus interchange, aligning perfectly with the Transit-Oriented Development (TOD) concept. Among them, Artyzen New Bund 31 Shanghai is founded on the overarching idea of an urban oasis, enveloped by an array of lush greenery, offering a tranquil and natural ambiance. The New Bund Shun Tak Center provides copious natural light and encompasses 36-story floors with adaptable floorplates, catering to diverse office layouts suitable for international and headquarters-level companies. Established in 1972, Shun Tak Holdings Limited is a leading listed conglomerate with core businesses in property, transportation, hospitality and investment sectors. The company is committed to incorporating sustainability across environmental, social, and governance aspects into its operations, as exemplified in its 2022 Sustainability Report. Since 2022, Westfield Milan, a joint venture between Unibail-Rodamco-Westfield and Stilo Immobiliare Finanziaria (Percassi Group, through Arcus Real Estate), has worked on updating its project to perfectly adapt to the new socio-economic scenarios brought about by the pandemic. Redevco not only shows how historic buildings can be transformed into innovative multi-functional destinations, but, in the case of Boulevard Haussmann also how space can be showcased even during a redevelopment. “Our ambition is to transform each asset into an iconic place, custom-designed and tailor made, integrated perfectly into its urban environment,” says thierry cahierre “We have a big constraint in the redevelopment due to the urbanistic laws, we cannot reduce or create any retail square meters,” says Cécile Pouzadoux. “It would have been easier to equip the second floor with offices, as attracting consumers to the second floor is difficult. But this constraint motivates us to find creative solutions.” “Even though we are only redeveloping the retail part, we have to think about the entire building, which is already a mixed-use building,” adds Vanessa MEDIONI “This is one of the biggest learnings of our projects Promenade Sainte-Catherine in Bordeaux and Le 31 Lille.” To make use of the full potential of the building, REDEVCO France introduced the concept “Stories, by Redevco ! ✨” in the Boulevard Haussmann asset.
