We successfully advised Bob W, a Finnish Tech-powered hospitality provider, on their entry into the Austrian market. Bob W plans to open its first location in Vienna in 2025. Bob W has signed a long-term lease agreement with Viennese developer Peter Pilz & Partner Projektentwicklungs GmbH located in the Austrian capital’s historic Heiligenstädter Straße. The aparthotel will be the first Bob W to open in the country and brings the total number of European cities in which it operates to 18. Top 3 Learnings on Hotel Performance at HICAP Update 2024. One of the highlights of the HICAP events is dataguy Jesper Palmqvist of STR and he did not disappoint, here are my 3 from inside the numbers from across Asia Pacific - 1. Brandification Asia's drive into franchising is evolving. Look at the STR pipeline, 44% of properties will be franchised, 47% under chain management, and 9% independent. 2. Moderation in Hotel Rate Growth While 2023 saw milestone growth of 10.9% in average rates, January this year slowed to 3.3%, and likely a sign of things to come. 3. Hotel Operating Costs Utilities have declined labor costs, management fees (as a result of revenue growth and rising GOP's and marketing are rising. A key question is can costs be contained going forward? Thanks a ton, dear Arno Schwalie for joining me on stage at the second iteration of the Swiss Hospitality Investment Club at Zurich’s famous Kaufleuten for a no-holds-barred discussion about the now of hospitality and the next of Lindner Hotels & Ressorts, it was great fun and an important wake up call. Other than that the main message of the day was that serviced apartments outperform everyone else, led of course by the success and expansion of investor darlings Numa and Limehome (who might not even be accurately described as serviced apartments, but that’s another discussion). Both CEOs were present and performed well in their role as industry scare (but of course it’s all complementary, no one’s afraid..), Dr. Josef Vollmayr said that unless you’re a luxury property or of the destination hotel variety your market share is up for grabs (and he bullishly added that’s about 75%), and Dimitri Chandogin didn’t even have to say much as his presence alone (and the occasional raised eyebrow) made everyone else on stage nervously (and rather unconvincingly) defend their business model (and results). Of course Chandogin did say something, too: it’s not about what they don’t do (full service) it’s what they do do (and the rest doesn’t): simplicity in the offering, attentiveness and convenience throughout the entire guest journey and a level of digitisation in front and back end that’s unmatched in most of the industry. Nothing of that is brand new, nor should it come as a surprise (ever heard of Sonder?) but nevertheless the rate at which they both are scaling up is nothing short of impressive. What else is new? Nothing much (and that’s no news either), but still kudos to Tanja Millner, Ion Eglin and Daniel Schneider for delivering a strong follow up to last years debut, lots of content, a high calibre audience, time to mingle and, of course, rooftop drinks. Here’s to many happy returns, or as Dr. Andrea Gartenbach , MD would call it: longevity.

In October 2022, the Sustainable Hospitality Alliance brought together our #globalnetwork, here in #London, to set out of vision for Net Positive Hospitality and unite in our approach. Following on from this, in the Spring of 2023, we convened our members in Berlin, to launch our new #strategy, setting out our detailed plan to turn this ambition into a reality. Last month, a year on from our first #Summit, we are honoured to have come together with our entire network of over 50,000 #hotels, to develop bold solutions that will propel us towards a #NetPositive future, in which the #hospitalityindustry gives back to the #destination more than it takes. The theme of our Autumn Summit - Mainstreaming Net Positive Hospitality - demonstrates this shift. The vision is set, the goal is clear, the pathway is mapped out. Now we have to work to make mainstream this way of thinking, making #sustainability the norm, rather than the exception.
