We are pleased to invite Premier Minns to visit Adelaide to witness our past sustainable residential-grade midrise apartment projects firsthand. As we did with various NSW Govt officials mid-last year, we presented our "Thrive Alliance" future scalable CLT sustainable midrise apartment planning sponsored by Business NSW. For those interested in exploring my previous major urban projects, I have considered adjoining historical buildings with good outcomes, strong market appeal, higher-than-average capital growth with no defects and an enhancement of significant historic buildings, creating a sense of community. Unfortunately, the Sydney property market is littered with "Investment-grade" apartment towers that are not fit for purpose. Sydney needs a better record of developing residential-grade midrise apartments in historical residential precincts, with very few projects the NSW Premier can showcase as the way forward for his residential midrise apartments requirements and plans. In contrast, please take a look below at just a few of my past major urban projects in medium-density and residential-grade midrise apartments in Adelaide's historical precincts over the last 50 years. These examples can serve as a model for Sydney's residential midrise apartment requirements, which could be over 30,000 per year over the next 5-6 years to meet market demands, especially near Sydney's 170 Metropolitan Railway Stations, surrounded mainly by single-detached dwellings. Last month, Vancouver City Council provided the Jericho Lands with an approval for the landmark project’s first major hurdle in the municipal government’s multi-stage review process, reported Daily Hive. "The Indigenous-led and owned project by MST Development Corporation — in partnership with the federal government’s Canada Lands Company / Société Immobilière du Canada — received the green light on its policy statement, which is the site-wide master plan that will guide the project’s future rezoning applications." "Over multiple phases, the 90-acre site in West Point Grey will be developed into a new high-density, transit-oriented development with up to 13.5 million sq ft of total building floor area in buildings up to 49 storeys high. There will be about 13,000 homes for about 24,000 residents, at least 750,000 sq ft of a range of commercial uses (office, hotel, retail, restaurant, and service) and creative industrial spaces for about 3,000 on-site jobs, at least 20 acres of public parks and open spaces, and new school and childcare facilities." "There will be zero freehold housing opportunities — no market strata ownership condominiums. Instead, about 70% of the homes will be leasehold strata, which are comparatively generally more affordable than freehold properties, as it removes land ownership from the equation, while another 20% will be social housing and the remaining 10% will be below-market rental housing." "About a decade ago, for $717 million, the Musqueam, Squamish, and Tsleil-Waututh First Nations and CLC made two fee simple acquisitions of the two former military parcels that make up the Jericho Lands, which is not a reserve. The leasehold strata option will be the only home ownership option, as it provides the First Nations with the ability to own the land in perpetuity. There are many well-designed, modern apartment complexes in Sydney. However, many purchasers are not in a position to distinguish the good from the bad. As a result, solid developments often get tarnished by the poor reputation of others. There are some encouraging changes in the works with people like David Chandler, the NSW building commissioner, who is ramping up compliance checks and the introduction of the iCert ratings system. Though there's still a long way to go to improve buyer confidence and building standards. As a result of the increased awareness of issues in some modern complexes, there's been a noticeable increase in demand for older school “walk-up” units. While they don’t have the fancy amenities that many newer builds have, they have a reputation for quality and reliability. #sydneyproperty #sydneyrealestate

🏡 Bridging Sydney's housing divide: Terraces and townhouses to the rescue🏡 After years of collaboration with local governments and developers, we've identified that the housing market in Sydney is polarised. It is dominated by small apartments and large detached houses, leaving a significant gap in between. Housing options like terraces and townhouses are essential to bridge this gap. They are affordable, spacious, and feature more private open space than apartments. Recent data highlights that townhouses are nearly 9% cheaper to build than apartments and 18% cheaper than detached houses in NSW. Further, while apartments and houses have shrunk over the past decade, townhouses have maintained their size, making them an increasingly attractive option. As urban living evolves, the need for diverse, well-located housing types grows. New urban projects can blend seamlessly with historical landmarks, as shown by my successful "Placemaking" projects in North Adelaide and Adelaide East, which I have proven over the last 50 years. By acquiring vacant land and building medium-density housing projects that respected historical overlays, we've created a sense of community lacking in many major urban projects today. Unfortunately, this social responsibility hasn't been a priority in Metropolitan Sydney's inner city's new major urban projects, leading to poorly designed and planned major urban projects that don't respect historical precincts. This lack of quality residential mid-rise apartments and townhouses reference projects in Metropolitan Sydney is creating a kind of mass hysteria around historical overlays. It's becoming an unnecessarily major concern for many residents. With the recent rezoning plans of mid-rise apartments around various Metropolitan Railway stations by the ALP Minns State Govt of NSW, there's no risk of losing Sydney's heritage if the responsible approach is taken to respect historical overlays. However, my previous "Placemaker" projects have set aside up to 30% for affordable housing out of a sense of social responsibility, achieving above-average capital growth for decades. Through professionally created landscaping, my Placemaking approaches have also greatly enhanced property values and created beautiful spaces. The city of West Palm Beach is experiencing an astonishing transformation as major South Florida developers are spending $billions on the fourteen projects described in The Real Deal article below by Kate Hinsche with research by Adam Farence!! Why is this rapid transformation taking place in the last five years and why do these developers perceive that it will continue for decades doubling or more the current population? The beautiful Atlantic Ocean and Intracoastal Waterway frontage and year-round warm temperatures are certainly a factor as are the lifestyle amenities of the Palm Beaches. Palm Beach County and the State of Florida are business friendly with no state income taxes, South Florida, with a population of 6,000,000, offers every conceivable dining, entertainment and sports activity that you can imagine. All these things are important factors leading to growth but the most important factor is "FREEDOM". Capitalism is celebrated here and this enables people to pursue their dreams and build futures for themselves and their families!!!
