The New York City Economic Development Corporation (NYCEDC) released a Request for Proposal (RFP) for the development of the former New York Wheel site, now known as the North Shore Entertainment and Amusement Site. This project is a part of the Staten Island North Shore Action Plan, which includes a $400 million investment aimed at transforming Staten Island's North Shore into a vibrant, mixed-use waterfront community. The plan, announced by Mayor Eric Adams and others, is expected to generate an estimated $3.8 billion in economic impact over 30 years. The development will focus on creating a premier recreational destination with entertainment, amusement, retail uses, and over seven acres of public open space. It aims to create over 7,500 jobs and facilitate the completion of over 2,400 new homes. The weather over the weekend provided the perfect backdrop for exploring Oklahoma City. As I ventured out, I couldn't help but notice the exciting developments underway and on the horizon for OKC. What sets Oklahoma City apart is its commitment to those who invest in its growth. Our tax dollars are being put to work to build new stadiums for the OKC Thunder and OKC Energy FC, while private developers are embarking on projects like The Oak and The Citizen. Coming from the outdoor media industry, I strongly believe that brands should consider investing more in cities like OKC. Rather than viewing outdoor advertising as merely promoting products, cities should recognize it as an opportunity for companies to contribute to the vitality and progress of the community through brand marketing and branded murals. This form of marketing allows a brand's values to align with the city's values as it evolves and grows. OKC is undoubtedly a Big League City, and I urge Big League brands to genuinely invest in its community, recognizing that a city's greatness lies in the support of its citizens. After 30 years, billion-dollar arenas and stadiums are considered outdated. They are then used as leverage for billionaires to hold cities hostage and nickel-and-dime residents into paying for a replacement instead of using some of those billions that the billionaires have. And then I think about the Colosseum - the real one, in Rome. And about theaters in Greece. And about the Verona Arena, which was more or less the test-case for the Colosseum (built about 50 years earlier) and is in such good shape that it still holds concerts today. And then I think about how the Silverdome, built in 1975, is now an Amazon warehouse. And about how the Buffalo Bills completed a $130m renovation 9 years before announcing a $1.7 billion new facility across the street from their current stadium, which will almost certainly be torn down in my lifetime. And about how the Texas Rangers' stadium opened in 1994 and they moved into a new stadium in 2019. You have to wonder what, if anything, will still be standing 2000 years from now, right? It won't be stadiums (they'll get torn down), it won't be houses (they'll be torn down and replaced), and it won't be schools (lax-levies fund new schools all the time). Will skyscrapers be able to withstand ever-increasing severe weather? Almost certainly not. Civic buildings? Maybe! They're shorter and sturdier, after all. My bet? Pyramids, Roman arenas, and other ancient works. Something 100 years old isn't worth protecting in a crowded city, but something ancient is already established as worth saving and will continue to be, even as everything around it gets torn down and rebuilt ad nauseum. This is probably not worth a linkedin post, but my 1-year-old is *very* interrupty and I needed to get it out.

Las Vegas. A city that has gone through tremendous transformations over its 200-year journey; from its origins as a desert oasis to becoming the entertainment capital of the world. Transformations like these are challenging and beg the question of how the existing built environments manage to keep up. This blog post takes Las Vegas as a case study of a fast-evolving place to test the above. The WiZink Center: A Model of Multi-Purpose Venue Design 🏟️ I recently came across an article (https://bit.ly/3VPS0Uf) by Matt Reynolds about the future of stadium design, emphasizing the need for multi-purpose venues. This got me thinking about the WiZink Center in Madrid, a fantastic example of how a stadium can serve the community year-round. Located in the city's heart, the WiZink Center avoids becoming a “white elephant” by staying versatile and engaging. This arena is not just for sports events and concerts; it’s a vibrant part of the city, seamlessly integrated into its urban fabric. Here’s why the WiZink Center stands out: • Versatility: With a capacity of up to 16,000 spectators, the venue is adaptable to various events, ranging from basketball games to large-scale concerts. Each year, it hosts over 169 music events, 104 sporting events, and 60 events from other categories! • Community Engagement: Centrally located, it revitalizes nearby neighbourhoods, attracting locals and visitors and boosting local businesses. • Design and Functionality: Its design invites people in, offering restaurants, bars, and retail spaces that operate even on non-event days, making it a lively community hub. I attended a Hozier concert just a few days ago, and the sound quality and visibility were top-notch. Below is a photo from the event. The article’s concept of “unicorn” stadiums—profitable, sustainable, and beneficial to their communities—perfectly describes what the WiZink Center achieves. This evolution is driven by a concerted effort to enhance the spectator experience and maximize revenue streams. Crucial factors such as crowd capacity and the intricacies of tiered seating play pivotal roles in both the design and financial aspects of stadium construction. Crowd capacity, for instance, extends beyond mere seating numbers; it dictates the overall size of the stadium and influences critical considerations such as layout efficiency, concourse dimensions, the integration of amenities, ingress points, and comprehensive safety measures. Meanwhile, the incorporation of tiered seating is essential for ensuring unobstructed views for spectators, albeit at the expense of additional structural requirements and associated costs. Furthermore, the success and long-term sustainability of modern stadiums heavily rely on the incorporation of ancillary facilities that generate secondary revenue streams. These amenities, encompassing hospitality suites, conference spaces, retail outlets, and more, not only enhance the overall visitor experience but also enable stadiums to realize their full potential by accommodating a diverse range of events throughout the week. However, while these additional facilities are indispensable for maximizing revenue and fostering community engagement, they invariably contribute to the overall cost of stadium construction.
