News Flash! Reported by #theolshanreport Last week 18 contracts were signed in Manhattan at $4M and above, that is 7 more than the week before. I take that as a good sign, the market is strengthening. The #1 contract signed (and #1 translates to highest contract price) is the 79th floor at 432 Park, asking $92 million, a price reduction from $132 million. The seller purchased the unit in 2016 for a recorded price of $59M. At one thousand feet, it is a one-of-a-kind Hiroshi Sugimoto-designed masterpiece. This serene full-floor residence offers 8,055 square feet (748 square meters) of living space, five bedrooms, five bathrooms, two powder rooms, home office, den, and a Sugimoto-designed tea room, with unobstructed 50 mile views in all directions including Central Park and the entire sky line, soaring ceilings, 10 x 10 foot windows and two private elevator landings. Custom-built from a white box to the highest standards. Sold by Engel and Völkers Real Estate The sale is particularly significant because the buyers seem to be unfazed by the ongoing $125 million lawsuit filed by the condo board in 2021 against the developer for structural defects (reported on page 1 by The New York Times). #helpmerhonda #luxurylifestyle #centralparkviews #manhattanliving

🏰 A legendary 16,856-square-foot mansion in Raleigh is up for grabs again, this time with a $10 million price tag. Located at 6510 New Market Way, right in the heart of North Ridge Country Club, this property is a real showstopper! 🔍 A bit of history: This estate was once in the hands of Leonid and Tatiana Teyf during a wild FBI raid in 2018. They faced some heavy charges, including money laundering and a murder-for-hire plot. After a series of legal dramas and a divorce, the house, originally bought for $4.2 million in 2012, is now listed by Engel & Völkers Raleigh. 🔓 Leonid Teyf’s recent release and deportation, alongside Tatiana’s ownership of the mansion, adds to the intrigue. She’s been the sole owner since 2021, and it’s a mystery whether she’s been living there. 🏠 The mansion itself? Absolutely stunning! Think seven bedrooms, 14 baths, a grand foyer, formal salon, and a massive entertainment room. The outdoor space is just as impressive – 3,000 square feet with bars, dining areas, and a saltwater pool. Plus, it’s got a vault and safe room. Built originally for Raleigh investors Dean Painter Jr. and Wendy Painter, it first hit the market in 2007 for a whopping $23 million. 💡 This property isn’t just a home; it’s a piece of Raleigh’s history and a testament to luxury living. Perfect for anyone looking to make a grand statement! Thoughts on this, folks? Would you invest in this piece of Raleigh history? "Two Midtown luxury mainstays led a boost in the first Manhattan signed contracts in 2024. ✨ Seventeen units went into contract last week, up from 10 the final week of 2023, according to Olshan Realty’s report of homes in the borough asking $4 million or more. 📈 The most expensive home to enter contract was unit 69E at 217 West 57th Street, with an asking price of $24.5 million. The three-bedroom, 3.5-bathroom condo spans nearly 3,400 square feet, has 11-foot ceilings and views of Central Park. The apartment is in Extell Development’s Central Park Tower, a 1,500-foot-tall skyscraper that has been marketed as the tallest residential building in the world... 🏙 Of the 17 units to enter contract last week, 12 were condos, four were co-ops and one was a townhouse. The homes’ combined asking price was $141 million, which works out to an average of $8.3 million and a median of $6 million. The typical home spent 737 days on the market and received a 5 percent discount. 💡 Harrison Connery, The Real Deal #newyork #manhattan #luxury #realestate #sales #market #data
