Starting July 2024, home buyers will have to sign an exclusive buyer agency agreement before viewing a home with their Realtor. Buyers will have 3 options in the home buying process: 1. they ask seller to pay their agent's commission (currently, sellers pay buyer agent commissions). 2. they pay their own agent's commission. 3. they represent themselves. And in the end, theyāre all smiles!ā ā So today, Iām sharing my top tips for maintaining your sanity if youāre staring down both sides of a real estate transaction. ā ā 1. Involve an agent in the early stages of buying and selling.ā 2. Consider options for temporary housing. While the stars may align and you may not need them, a plan for where youāll go in between selling and buying will smooth the rough edges of the process.ā 3. Get āpaperwork readyā to buy and āhouse readyā to sell. Before youāre up to your eyeballs in showings on either side, get pre-approved and make any necessary repairs to your home. You donāt want to be scrambling on either.ā 4. Say yes to seeing ājust listedā homes. If your search has stalled, be willing to drop everything when your agent calls with a new listing. The sooner you can put eyes on a home, the sooner youāll be out of limbo.ā 5. Trade dollars for a quick closing. It may be worth a buyerās home warranty to get a 30-day closing.
