🇺🇸 Something not talked about enough: Climate investing for the real estate industry isn't so much about federal politics. Local matters much more. We're frequently asked at Fifth Wall about the amount of political risk associated with a climate tech investment strategy. And I'm foreseeing this question asked even more in an election year... It's absolutely true we don't know what 2024 holds. That's a genuine concern for any climate investor. Anyone who says otherwise is either being dishonest or isn't being clear-eyed. My POV: Despite the extreme polarity of climate regulation at the federal level between the two major U.S. political parties, regulatory tailwinds and headwinds for climate tech for the real estate industry are created at the local level. There's much less binary risk at the local level. Spoiler alert—cities are overwhelmingly progressive, where most real estate value is concentrated. And if you don't like that regulation, unlike other industries, you can't just up and move your building to somewhere else with more favorable regulations. There are something like 120 cities with building climate regulations on the legislative docket... Look at Local Law 97 in New York, the real estate capital of the world! #realestate #locallaw97 #climateinvesting
