We wanted to share a bit more on the Fabian Arts District Redevelopment Plan, which was unanimously approved by the Hoboken City Council last month. One of the City's most unique #redevelopment plans due to its focus on arts & culture, it could bring a new performing arts center to a part of the City that was formerly home to the historic Fabian Theatre. 🎭 As Nishuane Group provided Master Plan Consistency Review on this proposal, we noted that the Master Plan included a unique 2018 Build-Out Analysis which found that future development in the City would be in the form of limited #infilldevelopment and/or demolition and replacement of existing buildings. This meant that most of the anticipated development in the City of Hoboken would occur in Redevelopment/Rehabilitation Areas like this. Savannah City Council discussed future options for the Civic Center site, focusing on three proposals presented by City Manager Jay Melder. The council will decide on June 27 between: Renovating the entire complex (MLK Arena and Johnny Mercer Theatre) at a cost of $135-$165 million. Demolishing the complex to restore the original city grid and building a new theater downtown for $130-$160 million. Demolishing the arena, renovating the Mercer Theatre, and partially restoring the city grid. Melder was tasked with detailing timelines for each option and incorporating council feedback on equity. Council members expressed the need for clear timelines and practicality, with some favoring full renovation or complete demolition for redevelopment. No definitive endorsements were made, though support for preserving the Mercer Theatre was noted. More than 2,000 homes in 20 different blocks of towers, terraced flats and townhouses were completed by 1976 and The Barbican now houses 4,000 people, roughly half the Square Mile’s permanent population. But this isn’t just a convenient place to live with easy access to all that London has to offer; with a world-renowned arts centre, library and conservatoire, it has a cultural richness of its own. What was once one of London’s best kept secrets has seen significant buyer interest and price growth over the past 20 years as people rediscover the vibrancy and sustainability of a city centre lifestyle, and the subtle charms of mid-century modernism. Between 2012 and 2022, the median sales price rose from £500,000 to just under £900,000, and three flats sold for over £3 million. And while The Barbican has long held a premium over values in the neighbouring borough of Islington, the gap has widened.

#Victoria Market ‘mega-wall’ will literally divide #Melbourne in pursuit of profit For the past 100 years, the #Melbourne CBD has followed a consistent urban form. Within the Hoddle Grid, there has been a series of buildings each separated from one another. This isolation has given the towers an identity – even an iconic presence in some cases. In the new $1.7 billion development proposed for the Queen Victoria Market precinct this principle has been ignored. This large site, a rare opportunity in terms of scale and position, became available through state decree to the City of Melbourne, and thus belongs to its citizens. It is an island untouched by other buildings at its boundaries. Long and narrow, it generally courses east-west, with a rare capacity to receive vast amounts of sunlight across its long north face. It also sits in the north-west sector of the city, an area otherwise deprived of entertainment or performance venues akin to those at Federation Square. My particular interest in this site goes back to 2017, when I proposed, with the community-based group Friends of QVM and a Queen #Victoria Market stallholder group, to enhance the market with an open theatre development and associated resources at the Market Square frontage to Queen Street, together with a car park. This proposal offered a range of opportunities. It would have provided an educational resource and a showcase for music, public speaking or performance by a resident or visiting cultural/arts group. The Broadway Plan has certain regulations that limit the number of towers that can be built per block. Due to provincial legislation, this existing limit would be eliminated for the many blocks that are within 400 metres of the stations, specifically for zoning that enables residential or mixed-use residential uses as per TOD legislation. Without these upcoming policy changes, many of these blocks would otherwise see possibly one or two additional towers under the existing policy. It should be noted that this policy accounts for any existing towers, and a block is defined as from street to street, including any laneways. Additionally, due to provincial legislation, there would also be significant height increases for properties with residential zoning within the transit-oriented areas, where the Broadway Plan currently prescribes maximum heights that are lower than the legislation’s minimums. Most of the Broadway Plan area would see further increases to maximum heights. One of the gems that London offers is the commercial arcade - a passage with shops on either side that links two roads through a street block. South Africa’s cities offer them too but unfortunately the cities have been abandoned as the main place of business and the arcades have fallen into disrepair. It’s lovely to see examples of what our cities could be if South Africans shift their focus back to inner city urban environments. On a very theoretical statistical level, increasing the property values by reinvesting in the theater would be an economic no-brainer. However, in the City of Cape Girardeau, a municipality torn apart by a growing homelessness crisis and a harshening racial divide, I asked a question in our discussion of economic principles: “What are we preserving, for who, and who will live there?” Building luxury apartments in a city with empty luxury apartments nobody can afford seems like an incredible waste of time, money, and effort. Yet it made “good economic sense” to reinvest into the theater. In a city with a high turnover in its existing commercial spaces, especially due to disputes between landlords and tenants, what would several more commercial spaces achieve? In a town of 40,000 people with more than 90 homeless people, who would be living in these luxury apartments? Why do we need them? Yet in the field of historic preservation, these questions are always met with the equivalent of putting in earplugs, covering one’s ears, and screaming “I can’t hear you!” https://lnkd.in/g2Yv2y7q
