Important topic! Having previously worked at and then owned a property management company, the front-line staff takes all the heat and emotions. Rarely, do tenants come in to say happy things. "An analysis of our employee survey results shows the huge impact of the immense challenges faced by front-line teams, especially property managers: Average property manager tenure is only 781 days (2.1 years); 16.6% of new on-site management team members leave the company before their first 90 days on the job." So, take care of the people who are working to implement your investment strategy or prepare to hire someone new consistently.

🤔😍 Why do property managers STAY in their jobs? 😍🤔 On the weekend I got to share my keynote presentation 'The Discomfort Zone' at PPM Group Conference at the Gold Coast. Debbie Palmer put together a brilliant event, with two days packed full of value for everyone. It was a treat bringing two of the team with me - Jess and Serena - who have been property management-ing for just over a year. Some of the more unusual highlights were: 🛹 Riding my Ripstik on stage - thank you Taylor Coleman from Tapi for volunteering to give it a try to help me illustrate my point! 🚘 A rollercoaster of a chat with my songwriting car mechanic Uber driver whose cousin is probably someone I'm helping find a rental in Dubbo. 🚤 A fun exchange with Duncan (AKA Captain Drunken) during my skate along the esplanade that definitely would've ended in a fishing trip if I didn't have to catch a plane. 🍍 The 'P' Themed networking party and doing terrible (speaking for myself) karaoke with Kylie Walker That Property Mum ("I like Pina Coladas...") As always, it delights me to connect and reconnect with industry friends. Meeting Shane Stone and Margo Goodsell, Tarsi Hynes in real life for the first time was extra special. It was awesome being able to chat with a number of property managers that have been in the industry 10 years - some who had even left and returned - and the top three things they said keeps them hooked on PM are: 1. Variety - both the nature of the tasks, and being able to have a mix of time in the office, and out of the office. "No two days are the same" came up a lot.  2. Problem Solving - they really get a kick out of putting their thinking cap on to work through all the weird and wonderful things that come up. 3. People / Helping People - the sense of making a difference to people on a very personal level makes the role very fulfilling. We need to talk more about all the things there are to love about property management, and the benefits of choosing it as a long term career. Congratulations to Debbie on serving and elevating the property management industry for 21 years. 🙌🎉 A conference trip wouldn't be complete without some 'journey home drama' - this time it was our flight to Dubbo getting cancelled because there was someone making a scene at the international terminal. Rebekah, who works as a Hotel Services Assistant at Bolton Clarke, thinks the best thing about working there is the fantastic team and the teamwork to help the residents. I have not noticed much of a change in my finances as I am still trying to figure out how best to manage what I am earning now and how to report it to Centrelink. My sleep routine is quite disruptive as I must learn to adapt to the changes in working shift hours so I am nervous that I may sleep in and that’s why I’m finding it a bit of a challenge. The big advantage is that now I am getting out of the house, meeting, helping, and working with people, so I’m getting more interaction with the world again. As my employment is still fairly new, I am learning how important time management is and I’m sure that in time, my duties will get easier and clearer, and I will be less stressed.
