It's 5pm on a Friday? Hold my beer, I'm about to say some things that may sting a little. Let's talk about WeWork and their bankruptcy warning. Once valued at $40B, this once darling disrupter of Commercial Real Estate could end up in the dumpster. Is it a side effect of the pandemic or a bigger issue? I have visited many co-working spaces, filled with start-ups, new grads and interns. 30 years old and you're likely working maintenance in the building or the oldest person there. So how do they build this all out and for who, and now that they are all empty what do we do with them? Co-working spaces are a hub for innovation, where people learn from each other and quickly. Failed start-up, no problem, you have probably already merged with another group and created another idea. I do believe the shift however needs to change from failed disruptors like #WeWork that are publicly traded companies with valuations VC LP drool over that sucker retail investors end up buying, instead to Chambers of Commerce, Libraries, Universities and City Economic development departments, or partnerships between all of those mentioned. You learn, earn and pay taxes. What else are all the above for if not for those. Universities could annex entire office buildings with old we-works or similar in them and create dorms, classrooms, co-working spaces and labs with all the infrastructure needed, what better use than that for adaptive reuse. Chambers of Commerce...instead of being a room full of barbers trying to sell each other haircuts, pick up a closed down co-working space as your office and help build new businesses, they will be members for life, even take a small % as an accelerator. 🎯#Every_journey_begins_with_a_single_step_and_your_transformation_is_no_different. It may seem daunting to think about the end goal but it's the small daily changes that will carry you there. Some months ago, the owner of the office we have been renting called us and offered us a bigger office space to rent. We're tempted and we imagined how the individual cabins, Board rooms and storage rooms would actually be designed with more spaces. However the rentals were 3 times the rentals of the current office. We really didn't want to put ourselves under pressure. The offer seemed tempting but we quickly realised if we moved at that particular time, chances of having all that we were making going towards rentals was very high.We had not yet grown to that level so we had to turn down the offer. *We had to focus on becoming better not bigger* . Some years back #uber settled for rapid growth and overtook its competitors by operating at a loss and hoped they could charge more later and when they tried to change to a profitable company by raising their rates, their profits were less than expected. Remember, "Always try to respond to the demand and not create your own demand" . When a business tries to accelerate beyond its optimal size, they eventually pay for it. *In 2007 #starbucks was opening a new coffee shop every 4 hours around the world. Their in-store sales dropped by 50% despite operating in a booming economy. A year later their stock dropped by 73% and they had to lay off 12,000 workers. Fortunately star bucks was one of the few companies that was able to salvage their brand and pull back from the brink after growing too much too fast #Howard_Schultz, American businessman who served as CEO of Starbucks in his book said " *Growth we now know all too well is not a strategy , it is a tactic and when undisciplined growth became a strategy, we lost our way*." #Rome_was_not_built_in_a_day_but_everyday_a_brick_was_laid. 💎Big Tech and billionaires suddenly can’t resist the lure of South Florida, and while New York can ‘afford to lose some Citadels, it has to learn the lesson’ Big Tech staffers may be swapping out their beloved Patagonia vests for sunglasses and shorts as the sector continues to migrate to warmer climes. Traditionally America’s enterprise hubs have centered around New York and Silicon Valley. But over the past decade, and particularly since the pandemic, Miami has pushed itself up the rankings to become a powerhouse in its own right. The Sunshine State is now home to some of the nation’s highest-profile brands across various industries. In finance, Ken Griffin’s Citadel and Citadel Securities have made Miami their permanent headquarters, while JPMorgan Chase CEO Jamie Dimon used his annual shareholder letter to highlight the renovation of the company’s Tampa offices and the $210 million it will add to the local economy. The likes of Microsoft, Amazon, and now Apple are also reportedly increasing their presence in the area. The post-pandemic shift of Big Tech companies moving to South Florida began with Microsoft, which announced in 2021 it was moving its Latin America regional team to Miami’s seafront Brickell district. A couple of years later, Amazon announced its hunt for a further 50,000 square feet in the area, following its founder, Jeff Bezos, from Seattle. Bezos announced in November 2023 that he was leaving his longtime home city of Seattle for the ‘billionaire’s bunker‘ of South Florida’s Indian Creek Island, where he now owns three mansions. Today, I announced my resignation as President & CEO of World Business Chicago. I will support the transition to a new leadership team until February of 2024 and I intend to remain on its board afterwards. Over the last 3 years, World Business Chicago has achieved significant milestones, including almost 500 "pro-Chicago decisions" of companies relocating or expanding in our city, launching the “Greater Chicagoland Economic Partnership” to promote Chicagoland as one super region, and continuously supporting and building out our start up ecosystem. Reflecting on the past four years, this has been a journey of immense personal and professional growth. Serving as the inaugural Chief Marketing Office, and swiftly taking on the role as the CEO & President of WBC, has been an unparalleled chapter in my career. Understanding Chicago on a deeper level – its history, complexities, and the resilient, optimistic spirit of its residents – has been nothing short of enlightening. I owe immense gratitude to Mayor Lori E. Lightfoot for entrusting me with this leadership role in 2020. My appreciation extends to Mayor Brandon Johnson, who has been nothing but supportive. Amidst this journey, three key lessons stand out: 1.    Our city’s bright future is not predestined; it hinges on sustained dedication from all of us. Chicago’s bedrock - our diverse industries, vast talent pool, academic institutions, climate resiliency, vibrant arts & culture & culinary scene, and our inclusive and welcoming ethos – anchors its position as a global world class city. Yet, this status isn’t guaranteed: it demands a consistent collective effort from all of us. 2.    Achieving Chicago’s true potential necessitates a dual commitment – economic growth intrinsically intertwined with inclusivity that sees all residents across our 77 neighborhoods. Business leaders shoulder a civic responsibility to ensure opportunities for all our residents while elected official must recognize that a thriving economy is a prerequisite for inclusive growth. We need both: An inclusive AND prosperous economy. 3.    Chicago has so many amazing people who are trying their best in improving our city and the lives of our residents. Even after 4 years in my role, I am getting to know new organizations and leaders who are the best of what Chicago offers. There is hope for a better city because we have so many amazing residents that are doing their impactful work without seeking the spotlight. My journey over these last 4 years would not have been possible without the incredible team at WBC, a highly supportive board, a lot of partners across the civic and academic ecosystem, and the unwavering support of remarkable individuals like our board Vice Chair Mellody Hobson. My commitment to Chicago remains steadfast. I’ll continue contributing to the civic, business, and political discourse in this city that I call home. All this with a German accent that will never disappear.

The #mondaymailbag rides again! This week, Jason and Brendan want to know my thoughts, comments & concerns about a potential BK for WeWork.. And by BK, they don't mean Burger King or BRITISH KNIGHTS International.. From the outset, WeWork has always grabbed a disproportionate share of the headlines in our industry, and the latest news of a potential bankruptcy (so that's what the BK stands for... I think Brendan and Jason might be BK attorneys.. who knows?) has proven to be no different. It's important to remember that each market is different. In Detroit, there were once three WeWork spaces, and we're now down to two. Square footage wise, the impact on the market is minimal. In both of the remaining locations, the existing conditions are in good shape, and the landlord is very well capitalized, so I can see a situation where the landlord re-takes the space and develops a solution to keep the existing tenants in place. The branding will change, but the overall situation would likely stay pretty close to what's in place now. For markets like New York, Seattle, Chicago, San Francisco, which have a tech-heavy clientele and really embraced the WeWork business model could be a different story. This is a lot of space hitting the market at an uncertain time, but the upshot is the same story as Detroit: WeWork did a good job of buildout their spaces, and the strong existing conditions could be beneficial in certain situations. I'll leave it to the experts like Gabe, Eric, Eric, & Kyle to answer that one. Almost four years ago the ‘Founding Four’ of us were sitting in a WeWork trying to set up our phones and computers. I remember taping acoustic foam to the walls trying to reduce the echo in the closet of a space we were using. It was real deal startup mode. We were starting off with zero customers, zero carriers, and zero revenue. All we had was a vision and a plan to build a best-in-class, service focused brokerage and a story to back it. We were given the opportunity by RFX to start their first internal brokerage to coincide with their agent model. I remember sitting in that WeWork with Spence Manthe, Nate Lourie, & Adrian Montoya figuring out how we wanted to craft our pitch, how we would cover our loads, etc. There was a ton of uncertainty and nervous excitement, but it was probably the most fun I’ve ever had in my career. I remember the joy we felt when we won our first load, and when the phone rang from an inbound call for the first time. It was madness in the best way possible. Those are memories that will last a lifetime, and memories I still reflect on often. Our story and the internal model we built resonated with more shippers than even we expected it to, and before we knew it we were a year in with 30 employees and had just done $35M in revenue. We didn’t have much, but we had enough grit and tenacity to find a way to win. At that point our brokerage sold to Joseph Toe and Summit Eleven. Nate stayed at RFX to become their CEO and is building something special over there, and the rest of us headed to S11. With new technology solutions like OmnisTMS, we were thrilled to continue our growth. Fast forward to current, we scaled to a $60M brokerage in one of the worst freight markets our industry has ever faced. Huge testament to our people for staying tough and fighting through external economic issues - it was not easy. I have hundreds of stories I could tell, but really I just want to thank everyone who has been a part of this. Our employees both current and former, our customers, carriers, technology partners, and our loved ones who supported us. Special thank you to my dear friend Spence Manthe for leading the way. There is no better mentor, coach, or leader in this industry. Also a huge thank you to my wife Jakki Jakaj for not only being a total badass in her career, but also for supporting me in mine. It’s been a wild ride, and I could not be more excited about our next chapter with Zipline Logistics and Frontenac. We chose them over several suitors, and we can’t wait to show our customers and carriers why. At the end of the day, the biggest lesson I’ve learned from this journey is that as corny as it sounds, literally anything is possible in this space. There is no industry like ours. Nobody has it all figured out, and everyone is learning as they go. Start that company, go chase that dream, dive in headfirst, and take the plunge. Take it from a rock-eater like me who found a way to build a $60M company with his friends.
