Traditional calculation of current days on market is a “lag measurement”, meaning it measures what happened in the past. A better measure of current market conditions requires looking at showing activity relative to inventory and showings per contract. It currently takes 17.27 showings to get a contract for the average Denver home. At 1.9 showings on average per week, that is 9 weeks of marketing time, or approximately 67 days.
