Real Estate Fact of the Day #18 The Tampa area is experiencing a surge in the development of master-planned communities, especially in its suburban regions like Wesley Chapel, Riverview, and South Tampa. These large-scale developments are designed with a comprehensive approach to urban planning, incorporating a mix of residential, commercial, and recreational spaces within a single community. They often feature amenities such as parks, hiking trails, shopping centers, schools, and healthcare facilities, aimed at creating a self-sustaining living environment. This trend reflects the growing demand for communities where residents can live, work, and play without the need to commute long distances. Master-planned communities are becoming a defining feature of Tampa's expanding real estate market, appealing to families, young professionals, and retirees alike, seeking a balanced and community-oriented lifestyle.

According to a June 2023 report from the National Association of REALTORS®, if deciding where to live: 79% said being within an easy walk of other places and things, such as shops and parks, is very/somewhat important. 78% of those indicated that they would be willing to pay more to live in a walkable community. 85% said sidewalks and places to walk are very/somewhat important. Last year, after spending 22 years living in a suburban subdivision, we moved into the Borough of West Chester for this very reason. In less than five minutes we are able to walk to the gym, the pharmacy, the theater, dozens of bars and restaurants, local high school and college sporting events, multiple parks, local retail shops and coffee shops, etc. Not to mention the countless community events. It has been a GREAT change of pace, just what we were looking for. We sacrificed land, but the benefits of living in a walkable town for us outweigh the desire to sit on a larger piece of land. Some of you may know about my current involvement in Westbrook government. However, this November 7th, I plan on taking the next step. With this post, I'm pleased to announce my candidacy for the Westbrook Zoning Commission. As a young person, I believe I have a unique point of view. When perfected, Zoning Commissions are a force for good---promoting economic development, encouraging environmental sustainability, and driving businesses into town. As a voting member of the Westbrook Zoning Commission, I will promote the following: ♻ Sustainable Infrastructure: As a waterfront town, global climate change poses an enormous threat. Promoting carbon-neutral and storm-resistant infrastructure can ensure Westbrook will continue to grow for generations to come. 📈 Economic Development: Westbrook's waterfront location and access to Route 1 and I-95 allows for high economic prospect. Zoning should be used to promote new business in town, not push them away with overly-complex regulations. 🏘 Affordable Housing: As of now, there aren't many affordable housing developments in town, discouraging young or lower-income people from living here. As a young person myself, having options for future housing is important. 🏢 Town Center Revitalization: For too long, the Westbrook Town Center has been in need of a rejuvenation. Developing the Town Center into a walkable, shoppable, and social area will promote a larger sense of community and bring new faces into town. 🏰 Historic Preservation: Westbrook has an extremely rich history, one that not many people know of. Preserving and upkeeping historic architecture is important to ensure our history can be visualized for generations to come. Yes, Riverview Estates now boasts modern amenities, green spaces, and enhanced security, but the true success lies in the laughter heard in the courtyards, the weekend barbecues, and the impromptu coffee chats among neighbors. Occupancy rates soared to 95%, and resident satisfaction ratings hit record highs. The Value Added: This project wasn’t just a financial win; it was a testament to the power of community. By investing in people as much as in property, we not only enhanced the asset’s value but also created a vibrant community where people are proud to call home.
