Key takeaways for me: - Workplace Utilization is up across the globe, but we still have too much space, ave. 45% vs. the 65% - 85% vibrancy sweet spot. - The power balance has shifted from employee-dominated to a more even split between employees and employers. The report details possible causes, but the effect is increased utilization and attitudes towards hybrid working. - We have too much of the wrong space types! Over half of all desks are used <1 hour. Most collaborative spaces, even those highly utilized by time, are underutilized by capacity. - Hybrid working is the new normal, with Tues-Thurs solidified as the new hybrid work-week. - Former blanket approaches to occupancy planning and workplace design no longer apply. We now need targeted approaches using real data agile methodology to create spaces that entice occupants back into the office. Real estate leaders tracking their workplace utilization have the data needed to design effective workplaces while shedding unneeded footprint. The cost savings from portfolio consolidation funds investment into better spaces and amenities. Bonus: less space = less carbon emissions produced to power, light, and condition.
