I want to make sure last week’s piece by Malachi Barrett of BridgeDetroit on the Renaissance Center got noticed amid all the news around the NFL Draft. Whether you’re a fan of the building or not, the RenCen has an impressive history. Mayor Coleman Young and Henry Ford had strong ideas about what Detroit needed, from the architect to the developers to the tenants. Barrett does a great job of respectfully outlining the RenCen’s history and what leaders envisioned would be the impact of this enormous undertaking. They formed a collaboration of 51 corporate investors. They believed it would make Detroit more attractive to businesses and residents. This project would have a major impact on the world of work, urban planning and architecture, and economic development. Barrett states: “There are parallels between the RenCen’s debut and conversations about the state of downtown today. Then and now, reducing crime, relocating businesses downtown, and expanding hotel capacity were viewed as important for the city’s success.” I couldn’t agree more. Nearly 50 years later, the Downtown Detroit Partnership, Detroit Economic Growth Corporation, the City of Detroit and others in the public and private sectors continue to tackle these challenges and opportunities. Georgia World Congress Center Authority is planning to develop $1B in commercial and residential projects near the convention center.🏗️🌆🏘️ The development master plan shows the potential for new hotels and townhomes on the Blue Lot along Northside Drive.🏩 There are also plans for a pedestrian bridge to the convention center along with pedestrian access to the Westside Beltline Connector according to Atlanta Business Chronicle.🌉 On the Yellow Lot and a marshaling yard along Ivan Allen would be a mix of office, multifamily, and a grocery store.🏢🏪 This is still an early vision and no funding has been identified but work is being done. If you keep up with my posts, you're probably aware of Centennial Yards, the $5B project in the immediate vicinity and the major Science Square project not too far.🔭💰 In other words, Downtown Atlanta will look unrecognizable in the next 5-10 years. I had the pleasure of joining Brett Bayless, Bryan LaBar, and Keon Truth at last week’s Connect CRE Los Angeles conference. Of the six panels, the 'Industry Leaders: A View From the Top' panel, in particular, made a variety of compelling points about the current state of the #CRE market. Mentioning key topics such as velocity, affordability, and polarizing values, the panel echoed my own market observations, as we are simultaneously experiencing both a buyer's and a seller's market. Additionally, there was a notable emphasis on the geographical location of commercial real estate investments. For example, typical multifamily buildings (without specialized amenities/layouts) are trading at aggressive cap rates, often due to their prime location, whereas luxury buildings down the street might transact at lower cap rates.
