By the support of family and a small miracle, my mother and I aren't homeless. But I'm here to talk about #CapeCod The issues I describe may affect other #TouristAreas too but I can't speak for them. If you aren't independently wealthy, Cape Cod doesn't give a crap. They're starting to realize by putting priority on the wealthy, both local and tourist, they're running out of essential staff. Firemen, EMTs, and other emergency staff can't afford to live anywhere. Neither can doctors or nurses. Only the Gods can help you if you're part time retail at minimum wage. This describes almost every cashier outside Stop and Shop, but even they struggle to find places to live. Bankers can't afford it either. I spoke with one woman who was expecting and she and her husband had to move back in with her family. The reason #BrianJunkins of #FriendsMarketplace gave for buying our building and kicking us out was his employees needed somewhere to live they could afford. As someone who once worked with J1s, more on that in a bit, I pray he doesn't overcharge them. I also can't imagine anything more terrifying than my living arrangement being tied to my employment. Consider the problematic #CompanyStore of old. Oh, there's a #HomelessPreventionCouncil and a #HousingAssistanceCouncil and more then one #AffordableHousingComittee And they have lofty, long term improvement goals. But if you need help in the immediate future because of a crisis, you better be prepared to live out of your car. Assuming you're fortunate enough to own one. The waiting lists for emergency or subsidized housing are years long. There's not enough, and every god damn city or town on Cape Cod refuses to build more. They preserve crumbling structures so they don't have to make space for #LowIncome residents. Trust me, their desire to preserve the ecosystems of Cape Cod is not altruistic. If you roam #Hyannis, especially off season, you can see the unfortunates. Those with nowhere to go home at night. The homeless shelter there has between 50 and 70 beds. It's not enough. Also, it's not a home. You have to earn your keep and leave during the day. Every element of the Housing Crisis on Cape Cod is born of catering to the wealthy. Either the local wealthy who are being allowed to charge unreasonable rents, their agents demanding #3xRentIncomeVerification to keep out low income individuals, or simply allowing them to own properties on Cape Cod they're only in for 3 months of the year. Don't get me started on the companies that bought up properties to turn into #AirBnB - that company is evil and I can't be convinced otherwise. No good is coming from them. A shoebox on Cape Cod that might have been $1200 a month in 2015 is now $120 a night. Summer Cape Cod for the Tourists is a front. It's a facade, a #GuildedParadise built on the back of J1 International seasonal workers who are exploited for rent, under minimum wage, and no benefits.

⏳ With 166,000 homeless Londoners living in temporary accommodation in East London alone... is all hope lost to solve the current housing crisis? ⏰ As a recruiter, the influx of homeless sector vacancies across London have sky-rocketed and the budgets to work on these roles are tightly squeezed. It's becoming vastly difficult to source appropriately trained professionals to cover these opening and it begs to question - whether the quality of services being provided have been effected too? With social housing rents rising and well off families struggling to cover costs, hostels and B&B's are taking the brunt of the crisis. These types of accommodations are meant to be a last resort but are looking more like permanent dwellings for vulnerable families and this simply isn't good enough... I'm open to hearing how my network and clients within the homeless/temporary accommodation sector have been effected by the recent rent and housing crisis with the looming rescission on our backs? How are you seeing these effects within your own neighborhoods? What can be done now to prevent even more families facing crisis? Forest Community Land Trust Blocktype Community Land Trusts are important players in helping us deliver the right housing in the right places. This is whey were excited to have Forest Community Land Trust using Blocktype to quickly assess as many sites as they need before having to commit to hiring consultants. Forest Community Land Trust announcement: "Upskilling CLT members and building capabilities with Blocktype Community land trusts (CLT) play a vital role in providing affordable housing in areas facing gentrification and increasing property prices. Land trusts aim to provide housing that is affordable in perpetuity by taking the land out of the speculative market – an exciting prospect but with the current economic landscape, there are market barriers that make this a particularly challenging way to deliver affordable housing... Forest CLT has partnered with the innovative tool Blocktype to attempt to solve some of these problems and help us deliver affordable housing in Waltham Forest. As the first CLT to use Blocktype we are really excited to see how the platform can make a real difference for us and other CLTs. Why have we partnered with Blocktype? Blocktype provides an easy way for community land trusts to conduct feasibility studies on potential sites without having to spend valuable time and resource until necessary. The intuitive visual interface allows users to quickly create block models on a potential site, making it easy to experiment with different building configurations, heights, and layouts. This gives community land trusts the ability to rapidly assess the development potential of vacant land or existing buildings that they are considering for affordable housing projects including potential financial implications of the development which can help towards future planning for fundraising. In addition, the block models generated by Blocktype serve as powerful visual aids when engaging with local councils, developers and the broader community. By being able to visually convey housing proposals, community land trusts can have more productive discussions with key stakeholders. The block models provide an opportunity to elevate community engagement experiences by enabling residents to better understand what could be possible and for them to play a more informed and active role on providing feedback on future proposals. Here is my fourth #EJAFellowUpdate for the Equal Justice America 2023 Fellowship: It is no secret that New York city has been and continues to be in a severe housing crisis. However, this crisis goes far beyond just a shortage of apartments available to rent. The stock of affordable housing is constantly dwindling and rent increases have outpaced incomes. Pandemic-era assistance with rental arrears, such as through programs like ERAP, has ended and so has the eviction moratorium. Meanwhile, we treat people who are unhoused due to losing their job during the pandemic, who are not being paid a living wage, or who are unable to maintain their employment because they have a psychiatric disability or mental health struggle, like second class citizens. Fantastic staff at Mobilization for Justice have done incredible work drawing attention to an especially prevalent issue happening right now in New York city: supportive housing providers for people with mental illness and those who are formerly homeless have started hundreds (and counting) eviction cases in an attempt to collect millions of dollars in rent that its tenants could not pay during the pandemic. Supportive housing provides both affordable housing and supportive social services for people who are at risk of homelessness. These providers, however, are threatening tenants with eviction cases in an attempt to get the city to pay the unpaid arrears faster. The effect of this inhumane strategy is two-fold: not only do these tactics target the most vulnerable populations in New York city, such as those with mental health and psychiatric disabilities, and threaten their very last sense of security in supportive housing, but these tactics also hinder the larger housing court system. Despite the fact that under New York City's Right to Counsel law, DSS/HRA's Office of Civil Justice provides tenants facing eviction in Housing Court or NYCHA administrative proceedings access to free legal representation and advice, there are simply not enough attorneys to represent and protect every tenant. The system is working at a deficit, and landlords along with supportive housing providers are exacerbating this issue. So long as we fail to treat housing as a human right, we are failing New York city tenants. This is why it is important to fund civil legal services organizations and to grow the number of housing attorneys who can make Right to Counsel a functioning reality. The New York Times covered this story in more depth, which you can read here: https://lnkd.in/e9EGy5AP To help EJA support future law students working toward the goal of providing equal access to justice for all, you can donate here: https://lnkd.in/epFYRcrq

Thanks to The Colorado Sun for sharing these problems and the Entryway solution that can opens doors for both struggling families and the #multifamily industry: Problem No. 1: About 40,000 apartments are now under construction in the Denver area. All will need maintenance workers and front-office staff, which are hard to find in the current worker shortage. Problem No. 2: An estimated 9,000 people are homeless in the seven-county metro area on any given day, plus an uncounted number of others who are at risk of losing their housing.
