Do you know this piece of dirt is a "hotel"? I consider RV Parks - hotels. They are underwritten in the same way as a hotel. Guests pay a nightly rate (ADR - average daily rate), multiplied by occupancy gives you the Revenue per available room - available lot (REVPar). Some RV Parks get $100 or even $300 a night! The advantage of RV Parks is their expenses are lower than hotels. Another advantage is you don't have to build an expensive structure on top of the land.
