Decoding California's Pricey Housing Market: What Drives the Sky-High Costs? California's a magnet with its beauty and weather, but owning a home here isn't easy. The property values are sky-high, especially in places like San Francisco. Why? There's just not enough housing. We need around 180,000 new homes every year in Cali, but we're building only half of that. One big problem is the lack of land. California's huge, but a lot of it is hills, mountains, or desert. So, the places people want to live—like near the coast—are limited. In cities like San Francisco, more and more folks are moving in. From 2010 to 2017, the Bay Area saw a whopping 20 percent of California's growth. Then there's Proposition 13, a law from back in '78 that aimed to limit property taxes. But it had unintended consequences. It made it harder for local governments to get money, so they prefer building commercial spaces over homes. Building homes isn't a walk in the park either. It's tough, time-consuming, and expensive. Construction costs are high, rules are strict, and there's pressure for eco-friendly designs. Finding an affordable home in big California cities? Quite the challenge. But people still flock here for the lifestyle, culture, and the booming economy. Living here often means paying a premium for that California dream. 🌟🏡 #CaliforniaRealEstate

"Los Angeles needs to implement a countywide land value capture. A land value capture recovers a portion of increased land values from landowners who benefit directly and indirectly from public investments, resulting in a more equitable distribution of the monetary benefits. The unearned income from urbanization and public services should be shared by all. The land value capture can also be done to prevent land speculations outside LA city boundary, which is still functionally Los Angeles. Another added feature of land value capture is that it can be configured to limit the building in natural habitats, such as Los Angeles’ wetlands, by making private ownership of it financially prohibitive. The land within the political boundaries of Los Angeles city is valuable and underutilized. Los Angeles needs to hold the invisible hand of development and aid it in building more efficiently by implementing financial and urban planning mechanisms that will make the land speculation that has littered our residentials with empty overpriced condos & apartments, poorly cared for slum dwellings & commercials, and empty lots, much more expensive than building reasonably priced housing."
