With the big development of this scale major concerns which comes to light are - 1. Traffic problem: will the city’s road infrastructure be able to handle the increasing transport problem? 2. Accessibility: actions taken to address the accessibility aspect from a consumer point of view, someone coming from different part of city. 3. Urban Planning: measures taken to evaluate the city's ability to plan and manage the growth in terms of zoning, land use, and public spaces to ensure a sustainable and well-designed urban environment. 4. Public Transportation: Address the need for improved public transportation systems to alleviate traffic congestion and enhance accessibility for residents from different parts of the city. Too many areas of our cities- in fact, our cities - are failing to do what they traditionally did- and developed to do. The question is how to return or revive retail spaces that add to urban life? Here's some suggestions- that includes a NZ example. Is the answer commons/third space retail and living? Or are too many of our inner cities now too far gone and they will be longterm donut spaces? Is time to reinvent urban and suburbsan villages? We need new thinking, new possibilities...

The vision has changed, because the world has changed, what the people want has changed, the behaviours have changed… https://lnkd.in/g6q4jPu6 The Croydon project will underline URW’s evolution from a company that builds and operates shopping centres into one that…regenerates large tracts of brownfields urban land into a mix of retail, office, recreational and residential… Tritant describes building a shopping mall as ‘creating the infrastructure of life’, around which other types of development can naturally mushroom… The site is pretty much a tabula rasa. This means this development has the potential to be the post-pandemic paradigm, or paragon, of what a Westfield mall should look like in the mid-21st century. And it won’t look like what has gone before… mastering this destination-retail capability is really an enabler to go wider, into the mixed-use approach.” London, where URW already has two huge malls to the east and west – in Stratford White City, respectively – seems to be the company’s Petrie dish for this new strategy. The Stratford Westfield has a new 1225-apartment, £670 million ($1.28 billion) build-to-rent residential scheme called Coppermaker Square, which will be finished next year. Meanwhile, there is a plan to develop 1700 homes at White City. The shift to a more mixed-use model won’t happen only on new sites, though…it’s possible to densify and diversify at many of its 75 shopping centres, just as it is doing in Stratford and White City. RETAIL PARKS CONTINUE TO GROW AND PROSPER THROUGHOUT THE UK Reflecting on today's news, I can't help but ponder the rise of out-of-town retail parks and their growing demand, even amidst the economic challenges. While I respect some of the business's represented and the convenience these locations offer to customers, with ample free parking and large warehouse-style stores, it leaves me feeling conflicted, especially considering the decline of our natural High streets. The demise of our High streets is, in part, a result of outdated town planning principles and the pressure on local authorities to reduce vehicle presence in densely populated areas for safety reasons and to generate revenue through town centre parking fees. Todays planning principles emphasise creating a strong sense of place, but in our pursuit of convenience and scale, we've eroded the heart of many regional centres. The outcome: congested trunk roads and identical retail outlets selling the same products to the same people across the country. What happened to the independent Grocer, Butcher, Baker, Fishmonger & Hardware store which we still see flourishing in parts of mainland Europe. The hustle, bustle and congregational meeting place that used to exist was healthy and essential part of human life, meaning interaction and connection was commonplace. I, for one, yearn for the revival of the high street, a return to a multitude of choices, and a resurgence of our nation of shopkeepers. Any authority or government that champions this cause would truly be advocating for the people, rather than passively allowing our historic town centers to fade further into obscurity. We shouldn't let repetitive principles dictate our future and push us farther behind our continental neighbours. Member Briefing 2 November 2023 By 2030, Sydney will have a network of four metro lines, 46 stations and 113km of new metro rail. These will transform the living experience, work pattern and retail choice for Sydneysiders close to the new stations. CBRE Asia Pacific in partnership with REA Group, explores early evidence of “Metro-fication” using a unique data set. We find early evidence of this “Metro-fication” driving higher residential price growth, and we see this outperformance increasing once the next stage is completed. Suburbs along the Metro line have experienced a 49 per cent increase in capital value over the past decade, outperforming their peer group by an average of 5 per cent. The population in suburbs along the Metro line has surged by 23 per cent over the past decade, nearly twice the pace of suburbs further out. It’s also attracting a younger, more vibrant demographic favouring higher-density living and eating out. For example, 45 per cent of residents in suburbs along the Metro line stations are Gen Z and Gen Y. This will also increase as the new Metro line starts to operate in 2024.
