I get sick of tenants constantly asking for Section 21 so they can go get a Council house (after spending 2 years in hostel or course), and when u get this banned, I can stop these hours on Section 21's. 2. Good to see the role of empty homes recognised in discussions around the range of solutions to the housing emergency. https://lnkd.in/gFnyuntk "While some will urge more radical action, the more conventional policy responses start with bringing vacant properties back into use. That's where there are relatively quick gains. The campaigning charity Shelter Scotland has led the way, and urges every council to have an officer with the job of extending that. But while it's a help to bring 900 homes back into use within one year, that's a long way from being the only solution required. Allied to that could be changes to the structure of the market, which could meet resistance: Forcing the sale of vacant properties and restricting the purchase of second and holiday homes. New powers are on the way that would allow councils to do some of that through increased council tax."

Do u not get it Shelter UK Generation Rent UK If Landlord can't get house back, u have NO houses to start with. Whatever reason, it's Landlords house. 7% had a notice. Meaning u gonna be hurting 93% if Landlord can't get house back. Did u ask the 7% of Landlords why? And a 2 month notice takes 1 year to get house back. Please stop misleading people. You are hurting innocent tenants and their children's lives that want to be able to secure accommodation that have done nothing wrong. Rent Prices… The current Local Housing Allowance (LHA) rates aren’t adequately covering the cost of renting in some areas. In fact, it only covers about 18% of the cheapest rentals! If you find yourself in a situation where the LHA rates do not cover a significant portion of rental costs, here are some suggestions: - Seek additional support: Check if there are any other housing benefits or financial assistance projects available in your area to supplement the LHA. - Speak with landlords: Tell them about your situation and see if they are willing to negotiate the rental price to make it more affordable or see if they can make adjustments in any way. - House-sharing: Consider sharing a rental property with family or friends to split the costs. - Explore different areas: Look into nearby neighbourhoods or towns where rental prices might be more affordable. - Budgeting: Create a budget to manage your finances effectively and prioritise essential expenses. - Housing charities and organisations: Reach out to local housing charities or organisations that might offer assistance or advice. - Speak with local authorities: Engage with your local council or housing authority to discuss your situation and explore potential options. It's essential to stay proactive and informed when dealing with housing affordability challenges. Each region may have its own resources and support systems, so researching local options can be helpful. This is not a surprise to any landlord I know. Extremely punitive tax rates (of well over 100% in some cases) have subjected landlords to extreme pressures over the past 7-8 years and all industry bodies have been warning that this would lead to landlords leaving the sector. Of course there are still the same number of properties so you’d think that this wouldn’t cause homelessness, and maybe it doesn’t, but Edinburgh was in the press last week with a lack of housing (despite (or because of ?!) rent controls in Scotland), Plymouth this week and there have been others. Removing a landlord from the sector doesn’t mean that people can automatically afford to buy homes. Repeated governments over generations have failed to build homes… who’d have thought it would result in a lack of housing 🤔

At a time when business and daily living costs are exploding along with increasing interest rates and inflation, there is a section of the community who are hurting greatly and being openly exploited. A small 2br apartment in our building in Inner Western Sydney has had the rent increase by 36% in one year from $625pw to $850pw. With rising interest rates, the owner admitted he can no longer afford his mortgage payments but it is highly unlikely his tenants can afford an increase of $225pw. Agents delight in securing higher rents and boast to landlords that they can do the same for them, pushing rents even higher. Low vacancy rates and fear of missing out is causing tenants to have to pay more than they can afford or sustain. Tenants are becoming the meat in the sandwich. New levels of poverty and homelessness are reflecting in the number of people living in tents in parks only to be moved on by councils. They are referred to charities who receive more requests than ever before along with less donations as people have less money to donate. Available housing is just not there. Meanwhile businesses are tightening their belts more than ever just to keep the doors open. Spiralling power costs have hit businesses like cafes; some of whom dare not increase the costs of a coffee for fear of losing customers. Are we heading towards the bubble bursting for businesses and employers of all kinds, along with landlords and tenants? Will Governments throwing money at the issues do nothing more than increase inflation requiring interest rates to increase once again to curb spending?
