Check out the great story in the Duluth News Tribune by Brielle Bredsten: Titanium Partners was recognized during the 2024 REjournal Awards for transforming the former UnitedHealthcare building into a hub for medical providers! More than 1,000 of the region’s commercial real estate professionals gathered during the 2024 Minnesota Real Estate Journal Awards on April 18. A Duluth-based property development company, Titanium Partners, won the Best Redevelopment of a Healthcare Facility Award for the Arrowpointe Medical Center project. In addition to Titanium Partners, other developers and investors active in Duluth were also there and recognized, including Roers (Cove Apartments), Sherman Associates and Oppidan. Located at 4316 Rice Lake Road, the former UnitedHealthcare workplace was built in 2000 and downsized during the pandemic. “We started reimagining and rethinking how the building could be used,” said Brian Forcier, CEO of Titanium Partners. “As we started looking at what uses were needed, especially in the Miller Hill corridor area. We watched what Essentia did with some of the Miller Hill Mall space. We really wanted to distinguish ourselves as the health care hub on the hill.” In 2021, Titanium Partners began transforming it from a cubicle farm to a hub for medical providers. In the past three years, the common areas and hallways were redeveloped during the conversion to a multi-tenant layout. Overall, between the tenant build-outs and what we did, I would say $20 million was invested in the project,” Forcier said. The 55,000-square-foot portion of the redeveloped building made its debut this spring. “This is a story where we didn’t let it go vacant. We rolled up our sleeves and went to work, and found a concept that would work for the building,” Forcier said. “Arrowpointe Medical Center is now a thriving medical hub which many local businesses are proud to call home,” said Daniel Fanning, vice president of the Duluth Area Chamber of Commerce. “This benefits our entire community and business community, helps grow our tax base and helps change the narrative around Duluth.” According to Fanning, more people recognize that Duluth offers opportunities to invest, grow, develop and thrive. “We are fortunate to have committed local developers like Titanium Partners, as well as renewed interest from other developers looking to get more involved in Duluth,” Fanning said. “The Duluth Area Chamber will continue to work closely with developers, the city of Duluth and other community partners to help celebrate and support economic development and growth, and those who are investing in Duluth.” https://lnkd.in/ewaKGSdn #DuluthAreaChamber #DuluthChamberFoundation #TitaniumPartners #economicdevelopment #communityprogress #businessconditions #taxbasegrowth #DuluthProud

2wThis is a prime example of how rising costs (stubbornly high interest rates) just took 150 housing units off the board. If you read Conor Sen, I think he's 100% correct. When people start to renew leases for apartments this Fall, we're going to see rising rents for the next couple of cycles (maybe even large increases).
