Bill would allow switch from CRE to residential without rezoning A bill with bipartisan support would require cities and towns to allow commercial buildings to be converted to multifamily residential space, Capitol Times reports. There’s a big shift underway in the type of housing being built in Charlotte. Construction of single-family homes, which for years have been a key component of Charlotte’s housing supply, is waning. Taking their place: townhomes. In 2023, for the first time, the number of building permits for townhomes surpassed the number for single-family detached homes in Mecklenburg County. Since 2020, the number of permits for townhomes has nearly doubled, while single-family permits have fallen by 1/3. Someone wants to build a $50 million dollar assisted living facility in Colerain Township. - Vivera Northbrook is an affordable assisted living and memory care community concept by Marian Development Group out of Louisville, KY. The community would include 118 studio and one-bed apartments dispersed among four floors. The units would have income restrictions of 60% of the median income in the area. There is no financing in place as of yet but the developer has plans to apply for 4% tax-exempt bonds as well as possible property-tax abatements in the fall. This move could allow the usage of the Port of Greater Cincinnati Development Authority for bond issuance that would then allow them to avoid paying sales tax on the construction materials used during the building process. Burnaby's housing choices program is introducing new housing options into our neighborhoods, which bridge the gap between single-family homes and apartments or condos. The program will consider a range of housing forms that allow more units in residential neighborhoods such as laneway homes, triplexes, fourplexes, rowhomes, and other small-scale housing types. These housing forms are sometimes referred to as the "missing middle" as they are missing or short in supply. On September 11, 2023, the council adopted regulations to permit laneway homes. These regulations come into effect on September 18, 2023. Laneway homes are smaller homes generally built in the rear yard of a property and where a lane exists facing the lane. Laneway homes can provide additional space for families or serve as a new source of rental housing while also providing income for the homeowner. #LanewayHouses #burnabybc #bylaw #Ewandc #architecture
