Blackstone’s $10B acquisition of Air Communities sends a widespread signal that dry powder is ready to be deployed into the market, that interest rates are stabilizing, and that CRE values, namely multifamily, may have somewhat bottomed out. Fueled by market consolidation strategies, recent M&A activities by Blackstone is just another layer designed to further expand its already commanding market share and geographic footprint. Blackstone’s President and COO, Jon Gray, underscores this plan by placing a strong emphasis on optimizing its portfolio, selling underperforming assets (Or non-core properties in some cases), while acquiring assets that better align with their investment strategies and long-term goals. Like many, I'm eager to see the influence that this will have on investor sentiment because, one thing we know for sure, when Blackstone buys, the entire real estate market takes note! #CRE

It will be interesting to watch this portfolio. It is a good sign that large acquisitions can still be done during these challenging times in the capital markets. The RMR Group has just made a major move in the real estate market by acquiring Atlanta-based MPC Holdings, known as CARROLL, for $80 million. This acquisition will give RMR full ownership of CARROLL's equity interests, including its impressive investment and management portfolio.   With the addition of CARROLL's assets, RMR's portfolio will expand significantly, bringing in $7.4 billion of assets under management. The properties acquired in the deal include more than 28,000 units across 81 communities in eight states. This strategic purchase will boost RMR's private capital assets under management, expected to be valued at $44 billion.   CARROLL, established in 2004, has acquired and developed real estate assets worth $12.1 billion and managed construction projects worth $500 million on behalf of institutional partners.   After the sale is finalized, CARROLL's 700 employees will become part of the RMR team. Additionally, RMR will integrate CARROLL's property management subsidiary, ARIUM Living, into its own property and asset management operations.   Notably, this acquisition marks RMR's first venture into multifamily investing outside of senior housing, expanding its portfolio to include 16% multifamily assets. According to Adam Portnoy, President & CEO of RMR, the purchase was driven by CARROLL's strategic geographic locations, with the goal of expanding investments in the rapidly growing Sunbelt region.
