How is our market? Our market is constantly evolving and changing. July is already different from June, and if you look at the numbers, you'll see we are experiencing an accumulation of inventory across all real estate categories. As of May 15, inventory in all categories was less than a month’s supply, but by July 15, we now have over a month's supply in the categories of single-family homes and apartments. Only the supply of townhouses/duplexes remains slightly less than a month, as this is the most in-demand and affordable type of housing. This increase in inventory is due to the onset of the busiest summer period, during which the largest number of homes are listed for sale. Typically, by July, sales begin to decrease, and the market slows slightly due to summer vacations. This period is advantageous for buyers because the selection of homes improves, there are fewer competing offers, and there is an opportunity to do inspections. For sellers, this increased competition means that prices should be realistic and in line with the market, not inflated; otherwise, you risk selling for less than you might have.
