During the pandemic, about one in five households or an estimated 23 million households adopted #pets. However, #pet #adoption has waned since the pandemic for many reasons, including return-to-work, higher cost of goods and housing, and difficulty finding pet-friendly housing. Waning pet adoption has led to overcrowding in animal shelters posing higher health risks and death to animals. In Miami-Dade County, overcrowding has become so severe the Miami Dade County Animal Services has had to close its animal shelters several times in 2023 and recently in July. It made a plea for communities and groups to adopt pets and to help address overcrowding. The County is a no-kill shelter, a policy that is against euthanizing pets even if the shelter is full. To help in this effort, the Miami Association of Realtors conducted a study on pet ownership and the benefits to property owners/managers of a pet-friendly policy. Allowing pets comes with benefits and costs. The potential benefits are a bigger pool of #renters, higher rental income as pet owners are often willing to pay a higher rent, and reduced tenant turnover and vacancy rates. Our study showed that: -pet-friendly rentals typically get rented out faster (36 days) than rentals that do not allow pets (41 days) -pet-friendly rentals typically rent out for more ($2,800) than those that did not allow pets ($2,500) - pet-friendly rentals are typically larger and of newer stock that rentals that do not allow pets If you are a property manager or landlord in the Miami-Dade area, do take a look at this study as you assess the costs and benefits of allowing pets in your property. I’ve been digging deeper into the synergies between my 15 year career in animal health and my side project as a property partner… I’ve unearthed a few thoughts and insights to share 🐕🏡🐈 Anyone who either works with animals or has pets knows the benefits of pet ownership, from decreasing daily stress and improving heart health, to helping children with their emotional and social skills. But for social housing tenants, pet ownership policies can be a major source of stress and worry. What I’ve found is that property owners might be missing out on great tenants due to 'no pets' policies. BUT tenants with pets often seek long-term homes and tend to take better care of the property, leading to more stable tenancies and reduced turnover costs for landlords. I read a report which shows that concerns about property damage from pets are often overstated. Landlords who allow pets report fewer issues with property damage and flea infestations than expected. Tenancy agreements with specific clauses about pet ownership can provide peace of mind for both landlords and tenants. Ensuring everyone understands their responsibilities. Fantastic news for pets in lets 🏘️🐶🐱 It was great to see the #RentersReformBill pass through the House of Commons just now, on to its next stage in the Lords. This important legislation will help millions of renters and pets! 🎊 Pet owners should never have to choose between having a roof over their head and giving up their furry family member, so we were delighted to see a clause added that will ensure landlords can’t unreasonably say no when a tenant requests to keep a pet. Not only could the Renters (Reform) Bill increase the number of homes available to responsible pet owners and help ease the strain on overflowing animal rescue centres, but it could also provide health benefits. According to Battersea's Pet Friendly Properties Report, pet owners make 15% fewer visits to the doctor for both physical and mental health reasons! Rate Of Pets Abandoning in United Kingdom Increasing every day! Pets are one of the main part of life and family for us. But Unfortunately this statement has started to loose its worth after an extensive number of increase has been seen in leaving pets on roads, parks and even places a person cant imagine such as garbage bins. United Kingdom is the most number recording country where even the shelters and pet care centers are running out of space to keep dogs. Main reasons for pets abandoning was discovered to be Increase in the living cost, pets behavior, change of house where pets are not allowed and pets frequently getting ill.
