I broke up with my regular gym...we just weren't working out. The newest country club doesn't necessarily involve golf clubs. High-end gyms are no longer just places to sweat it out. The most exclusive ones are now also salons, hotels and workspaces where people can mingle and socialize. They don't come cheap with membership fees ranging from several hundreds to thousands per month. They're cropping up faster than jack rabbits due in large part to a wobbly real estate market that's faltering under its own weight. It comes down to a basic principle: gyms need space. There's plenty of it right now in major cities in various metropolitan areas such as New York City. Soaring double-digit vacancy rates are presenting a unique opportunity for large gyms. Once muscle-bound property owners are now eager to attract customers to their struggling residential and office spaces, welcoming these gyms with open arms as potential anchor tenants. These luxury gyms make Planet Fitness look like a small moon. Triple the square footage of typical lower-end gyms, these new gyms are as much country club as sports and entertainment centers. In today's remote and hybrid work combined with a growing need for work-life balance, these gyms would seem to offer everything. From co-working spaces and child care services to special events and educational workshops, these luxury gyms would seem to be a savior for landlords and work-life escapists. How much does it cost to buy a membership and then never use it? Like the masses who sign up for gym memberships on January 2, people are willing and motivated...until they're not. People forking over thousands a month for a membership would seem to fall under that category. The other issue to keep in mind is that many gym companies are securing these large spaces by signing 25-year leases, which is as wacky as hula hooping all day long. In comparison, most commercial leases are five to 15 years, and office leases at 10 years. So...today the concept of manifestation became quite real. My ultimate goal for BounceBack Studio (soon Urban Exhale Fitness Wellness Studio) is to dial the product offerings, levels of service, operating cadence and, eventually, pitch boutique hotels and high-end condominium and apartment developers on an onsite, plug-and-play, luxury fitness and wellness solution for their residents and surrounding community. Here's why the Universe kinda rocks when she senses your undeniable passion. As I've been hurrying to prepare my current offering for a May 4th launch, which currently spans across three adjacent loft units in my building, a curious walk of the new phase of our loft complex revealed a space originally slated for the resident gym. It's a beautiful, multi-story combination of 4 lofts with huge windows overlooking the courtyard (vs. the street of my current situation) and has an additional space below that would be perfect for the residents' lounge as well as a couple more wellness/recovery modalities like cryotherapy, massage, vibroaccoutic therapy, and hyperbaric oxygen therapy. The developer is a major fan of what I'm currently offering within the building with BounceBack Studio and, now, a huge advocate for me realizing my dream with the inaugural, fully built-out, idealized version of my business model. The added benefit is that it allows the building to offer a luxury, professionally managed and staffed fitness and wellness offering to current and prospective tenants vs. yet another soul-less apartment gym with a bunch of equipment thrown into a room that only a handful of residents ever use. (Low-to-no ROI) The attached video is a quick peek at the space and the reason why I wiped a couple of tears the second I saw it. The Lesson: Stay focused on realizing your dreams. They may take time to manifest, but if you continue to BELIEVE and put your most genuine efforts into them, the Universe will hear you and clear paths you couldn't have even imagined or anticipated.

Have you noticed that luxury gyms just keep getting bigger? For my latest piece in The New York Times, I covered the evolving world of high-end gyms offering everything from hotel rooms to co-working spaces with Herman Miller desks (really). The real estate numbers are astronomical, especially in New York City. 40,000 square feet. 60,000 square feet. 150,000 square feet. So how are they doing it? There’s been an upsurge of interest in the health and wellness industry. More and more people are prioritising their health and incorporating physical activity into their daily lives. Living in a luxury estate that has sporting facilities is desirable to most residents who live an active lifestyle because of the convenience and accessibility. Having sporting facilities within the complex makes it easier for the residents to pursue active lifestyle. By providing facilities for residents to live a fitness lifestyle, it boosts the desirability of your property. Enclosed sporting facilities are usually cheaper for residents and that is an added bonus. Safety and security are assured to residents when the sporting facilities are within the complex. Most of the working class will indulge in sports or exercise at dawn before work or in the evening after work. They typically do not have the luxury to go to the gym during working hours. Therefore, they can indulge in their fitness activities safely in a secured estate.
