An exciting announcement from the US Hemp Building Association related to the need to radically reduce #embodiedcarbon and re-imagine buildings as a solution to permanently store carbon! "After years of efforts from US Hemp Building Association volunteers and consultants, the governing body for national building codes in the United States released a residential building code that included hemp-lime (hempcrete) for the first time. The International Code Council’s update of the International Residential Code for 2024 included Appendix BL Hemp Lime (Hempcrete) Construction. The successful submission of hemp lime into US residential building codes was a multiyear project of the US Hemp Building Foundation. The USHBF, under leadership of former USHBA Executive Director Jacob Waddell, submitted an application for certification after raising more than $50,000 and working countless hours with a committee of experts, including civil engineers, hemp-lime builders from Europe and the USA, architects and code experts who helped straw bale builders become certified in the 2018 residential housing codes. “The forward-thinking visionary/pioneers who went before to establish this code are owed a deep gratitude,” said said Clifton "Ray" Kaderli, USHBA president. “This gratitude will be best expressed by our unified professional focus and efforts to educate and execute with excellence.” “We have done something that they said could not be done!” said Waddell (now founder of the Hemp Building Institute) on social media. Volunteers and experts who helped with the ICC submission included US and international hemp builders Cameron McIntosh, Matt Marino, Martin Hammer, Chris Magwood, Graham Durrant, Henry Gage, Jr., Tim Callahan, Gary Fox, Mattie Mead, Jennifer Martin, Tom Rossmassler, Anthony Neron, GOUDET LAURENT, Sergiy Kovalenkov and Dion Lefebvre. Architects included Kiko Thébaud, Anastasiya Konopitskaya, RA, NCARB, WELL AP and Bob Escher AIA. Group Housing Projects. As against similar looking typologies of staff housing, co operative Housing, project Housing etc. are different in the way that best is understood by them being market driven real estate exercise- the function of cost, investments & returns being paramount for most stake holders, including the Developer. The role of Architecture is pushed to a narrow requirement of confirming to Building Laws, Engineering & makes perception- & perceived only as a service for making the buildings. Yet, it is paramount! The role of creating community spaces- types, hierarchies & typologies, as also the relationship of the "Project" to the city around & at large. Creative play with the Building bye laws can yet add to maximising the use of the allowed Unit areas. If it performs, there are but better chances of the Project becoming a community, in time! The Problem however manifolds when FARs go skyrocketing to now known ones as 500!! The one in the picture is designed at 100!!

Paradigm-shifting clients are a very rare thing, and Hastings Commons is one of those: taking derelict and difficult buildings into community custody, for the common good. They have developed a new model for delivering social infrastructure for a community from the ground up. In an era where social infrastructure funding has been slashed, this is a remarkable achievement. I could not be more excited that IF_DO is extending our work with them to help transform Eagle House. At both Eagle House and the nearby Observer Building we are creating new co-designed spaces dedicated to local young people. With Youth Services funding seeing a real terms decline of 70% (almost £1 billion) from 2010-2020*, the creation of two new youth spaces as part of a community-led regeneration is something that should not only be celebrated, but also seen as a model for communities elsewhere. Now to get them built! What's coming up in January? The Federal Government providing a war-time solution to a modern day problem...but there's a caveat. The root of the problem is still not identified. It was never a lack of Design, or timing of design review. This approach is contradictory to their own policies of unique neighborhoods, creativity and urban guidelines. But If they asked the developers, they would know that the problems lie with the Municipalities and how they deal with the zoning, site plan approvals, civil, engineering, forestry etc. I'll give you an example where we had to wait 6-8 months plus to just get the initial approval from Toronto Water, of a water-tight bathtub design where all the structural, mechanical and building science engineers had signed off.... Not one solution, will provide a housing supply relief, but a few that are designed to get you close to, will be more helpful. Lower the DC fees and the intensity for which they increase, higher grants, potential subsidies, quicker site plan review and conformance. Why should a $1 million condo built here cost the end user almost $400,000 in development taxes and one in New Jersey $13,000? Those pre-design booklets are not worth the paper they are printed on...
