Welcome to Oak Trees 2024 Investor Conference. So nice to see so many longtime clients and friends with us today. Our relationships with you mean everything to us, so we're gonna dive right into it. I believe that the decline of interest rates was the most important single event in the financial and business world in the last half century. At Oak Tree, we believe in efficiency is a key ingredient to achieving investment outperformance. The growth in India has been enormous. It's grown at a 13% nominal GDP growth rate. We have seen a significant sell off in the Chinese stock market. The higher interest rate environment has created meaningful pockets of dislocation in the senior loan market, thereby driving an opportunity. This is the time in the cycle where you want to go and buy and build assets and grow. I believe this is a once in a lifetime opportunity for me. Almost 40 years in the making. The extraordinary biotech equity market volatility of the past three years has turbocharged the opportunity set for knowledgeable lenders to earn attractive returns. Today, US high yield bonds, US senior loans and US private debt are each about 1.2 to $1.3 trillion. And what we've seen over the last decade is that the value of size has never been higher than it is today. Right now, if things just stay where they are, you're going to earn a pretty good income. You don't have to look for things with widespread that will be riskier and push for a total return. I think everyone at Oak Tree knew that these are really the top two investors at our company On the performing credit side. I think there still is just amazing gaps in areas that we are natural to fill. And you know, I've said this internally, I might as well say it externally. I want Oak Tree to be the leading non investment grade manager of credit in the world. I think that's what we should be. This is not a numerical exercise. The things we've been discussing are truly, in my opinion, alpha strategies. This is skill and judgment, and it all comes down to judgment.

Arizona is a Charles Dickens market too. As we highlighted in our May report, we have seen just two trades of assets that we rate in the top 15% of their submarket thus far in 2024. In looking at just the top 15% of buildings in their respective submarkets, the average purchase price dating back to 1/1/2023 was $317.30/SF and average occupancy was 71.9%. Just one of those transactions was over 85% leased, and sold for $373.77/SF.
Our average price is certainly down, but when you break down the trades you see that is primarily driven by a majority of transactions occurring within what we rate as the bottom third of the market.
The real estate capital markets are complex in the best of times and vexing in the worst of times.
