A proposed condo complex in Sausalito’s waterfront district has ignited debate over balancing historic preservation with housing needs. ️ Project Waterstreet aims to boost business and residency with the development of 47 new condos, but residents are concerned about potential traffic, view obstruction, and property value impacts. Since the proposal clashes with an 1985 ordinance prohibiting development in most of Sausalito, the city faces potential legal challenges as it figures out how to move toward its state-mandated housing quota while complying with local laws. Excellent paper by Peter Horgan of Grayling Properties putting the case for turning a challenge (vacant commercial buildings) into opportunity (more homes) with spin-off benefits (a living city, boosting local business, safer streets etc). The housing crisis requires we promote a broad mix of housing types and tenures; it’s time legislators re-visit knee-jerk policy decisions that are holding back housing supply and failing our cities. #HousingCrisis #UrbanRegeneration #CoLiving #DepartmentOfHousing
Peter Horgan, Managing Director of Grayling Properties, is highlighting the benefits of 15-minute cities and how restrictive zoning and planning regulations have moved Ireland away from the concept effectively limiting sustainable urban development. In this article he calls on the Irish government to allow for the repurposing of vacant commercial buildings in city centres for co-living developments and to adopt recommendations from the Department of Housing review of co-living. The U.K. faces a housing crisis with a 4.3 million home deficit and a rapidly growing population. The original Garden Cities by Ebenezer Howard offered bold, innovative solutions that balanced urban growth with the natural environment. Today, we need to revive this concept with entirely new, self-sufficient cities designed for a million people, not just suburban extensions. 🌳🏡 Learn more about New Garden Cities with Gensler's Ian Mulcahey. https://lnkd.in/e7NnPJQ2
