We’re delighted that our very own Pratik Shah has been shortlisted for an industry award! The NACFB is our industry’s leading association, promoting #professionalism and best practice for commercial finance brokers. Pratik, has been shortlisted for the Deal of the Year category for successfully helping a client complete on a particularly challenging transaction against all odds 👇   Our client is a family which runs a shop-fitting business in Rainham, Essex, with the trading premises and 3 adjacent industrial investment properties 🏭owned within a Limited Company. The client wanted to refinance the £1.7m property loan away from their incumbent bank and onto a fixed rate to avoid being in a position where rising variable rates would put them into financial difficulty. With interest rates in flux Pratik prioritised getting a Decision in Principle from the chosen lender, moving at pace before rates were pulled later that day. He then managed the case through approval and conveyancing, but 2 days before completion he was faced with the unexpected hurdle of potentially contaminated land ☢️ with the lender refusing to release funds without proof that this was designated as low priority by the local council 🤦 Pratik negotiated a 1 month extension to the loan offer, honouring the existing rate despite market rates going up, and set about lobbying a variety of council departments in order to seek a written confirmation from them regarding the environmental designation of the land. He paid a fee out of BIZL’s own pocket to expedite a response from the council, then chased a range of council staff via email, phone and Linkedin over the course of 3 weeks.   Despite encountering unresponsive parties Pratik's resourcefulness and persistence paid off. The council eventually provided the required confirmation at the 11th hour before the loan offer expired ⏲️ designating the site a low-priority. This then enabled the lender to complete, and with the client having spent £20k on valuation, legals and lease amendments, they were over the moon to complete on the finance against all odds.   This is one of many cases that Pratik has managed to turn the tables and get a result for the client. This has definitely been a fantastic month for me. Winning the Credit Professional of the Year from the British Credit Awards 2024 and then being awarded the Employee (Hotelitarian) of the Month by my company, having been nominated by our totally amazing Sales Team. It only goes to show that Sales and Credit can work together, you just have to know how. At least I can show my students that the theoretical side of the Credit Management course, can and does work in practise. Over the last week especially, there has been some criticism of St James Place (SJP). Its probably fair when you consider their charges, their performance and their restrictive products. But most fail to see one large factor, contributing to their historic success: their clients like them. Does this mean clients like paying more for less? Or does it mean that the clients value something else more than the cost? The value to SJP appears to be the loyalty of their clients. People want to be with them. Why? Because SJP give their clients a sense of worth. The clients believe they have something special. Remember, only the payer can determine the value. We all say we offer better value for money. We all say we offer much more and for much less. And for many clients, they appreciate that. But to get a SJP client to value what you do, they need to get that sense of worth. If everything is about cost, don’t be surprised if a SJP client sees no value. Maybe you can save clients thousands or have access to products that will suit them better. And you are right. But instead of focusing on where you think the value is, give the client the value they want.
