Northeast Arc celebrated the opening of its newest residential home on Oran Circle in Peabody. The home is newly renovated and the home to four long-time NeArc residents: John Noble, Mark Remon, Wayne Bertolatti, and Robert Herlich. Northeast Arc operates more than two dozen residential homes where people with disabilities can live in the community with staff support. Dedicated staff ensure that residents like John, Mark, Wayne, and Robert are able to live as independently as possible with a high quality of life. YIGBY- Yes in God's Backyard. This is an important policy approach Atlanta needs to support. Andre Dickens's administration has done a great job reaching out to faith institutions to help them with technical guidance around providing affordable housing on their land. But here's the radical idea- let's actually make it LEGAL for faith institutions to provide this housing without a lengthy and costly public approval process. Let's update our zoning to let these institutions be able to legally provide housing AS-OF-RIGHT. Durham, NC recently passed legislation that essentially allows unlimited ADUs on church land. There's an interesting project percolating on the Westside that speaks to the possibilities of how this could be done. https://lnkd.in/eQu8_G9T

Over 1,000 residents at Hernandez, Meltzer Tower, and Seward Park Extension in Manhattan are set to receive $318.1 million in extensive renovations through the Permanent Affordability Commitment Together (#PACT) program. 🏦🏦 This substantial investment follows a collaborative effort between NYCHA and resident leadership to identify critical repair needs and select experienced partner teams for the project. The comprehensive repairs, totaling $318.1 million, will address longstanding issues and enhance the quality of life for residents across six buildings. The selected partner team, consisting of Essence Development, MDG Design Construction LLC, and Wavecrest Management, will work closely with #NYCHA and residents to ensure that the renovations meet the community's needs and priorities. In the coming months, the PACT partners will conduct inspections and building studies to finalize the scope of work for each development. Regular resident meetings will continue to ensure that residents have a voice in the decision-making process. Additionally, employment training opportunities will be provided to residents, further enhancing community involvement and empowerment. This significant investment underscores New York City Housing Authority (NYCHA)'s commitment to improving the quality of housing for its residents and creating thriving, sustainable communities. Through the PACT program, NYCHA aims to revitalize developments while preserving resident rights and protections, ultimately enhancing the well-being of thousands of residents in Manhattan. Felicia Gordon, President of the Hernandez Resident Association, expressed optimism about the project, stating, "A PACT conversion is our opportunity to unlock millions of dollars to perform remaining critical capital repairs." In light of a recent ruling by an Allegheny County judge against a previously approved affordable housing project in Fineview due to zoning complications, I am compelled to address the broader implications. This decision underscores the ongoing challenges in ensuring affordable housing in Pittsburgh, especially when the city faces a staggering shortage of around 15,000 units. Judge Mary McGinley's verdict brings to the forefront the pressing issue of gentrification, which not only disrupts communities but also exacerbates the wealth divide. In an era where investors can remotely acquire properties in Pittsburgh, it's untenable to squander resources on legal battles bred in our backyard that stall crucial housing projects. We must prioritize the collective voice of the community over the whims of a few. Decisions should resonate with the present needs and not be swayed by outdated preferences of a minority. Affordable housing isn't merely about shelter—it's pivotal for a prosperous and inclusive Fineview and Pittsburgh. Our Future Hilltop is committed to fostering community dialogue. We host monthly gatherings, conduct polls, organize events, and ensure transparency through live-streamed meetings and online board minutes. Every delay in housing projects pushes homeownership further from many, threatening Fineview's essence. It's disconcerting when some choose to remain disengaged, affecting our collective trajectory. ‘Co-operative housing is an important part of a diverse housing sector, and we are delighted to see co-operative housing now reflected as a mainstream housing pathway in the State of the Housing System Report (2024)’ - from CEHL Managing Director Liz Thomas. The report acknowledges ‘housing cooperatives as an emerging form of tenure’ and notes the emergence of alternative housing ownership models to address the imbalance of housing supply and demand for renters and buyers. These include build-to-rent, rent-to-buy, shared equity and co-operative schemes. CEHL has worked with partners in the Australian Co-operative Housing Alliance (ACHA) and Business Council of Co-operatives and Mutuals (BCCM) to advocate for co-operatives as a globally recognised structure used by people around the world to attain housing security.
