When coffeeshops are now transacted at millions in Singapore, stall rents are 10k or more. As compared to just 2 to 3 years ago when these similar stalls are at a high 5k or 6k. Now 10k rental is the new norm and chicken rice will soon reach $10 if more landlords or coffeeshop operators don't stop escalating the prices of coffeeshops. Was offered a stall space in a popular coffeeshop transacted at around 40 million (transacted) coffeeshop. The package offered was: Basic Rent @ 11k before 9% gst Plate Clearing Fees @ 3k before 9% gst 14k 9% = $15260 monthly fees for coffeeshop operator. Estimated Salary @ 3 Full Timer @ 9k Estimated Overhead and Other Fees @ 3k COGS at 30% For example A [abovementioned costs and selling price at $5]: Food Price of Chicken Rice Per Plate: $5 Margin = $3.5 Monthly Breakeven Point = FC (15k 9k 3k = 27k) / Margin ($3.5) = 7714 Plates to just Breakeven Monthly Breakeven Point = 7714 Plates = $38570 Monthly Revenue Daily Breakeven Point = 257 plates = $1285 Daily Revenue for this business to earn $5k, the business need to sell 7714 1428 = 9142 plates a month. Consumer prices will DIRECTLY be impacted and affected by how the collective actions of these landlords or coffeeshop operators. Some locations it makes "zero-sense" to travel out to eat cheaper food as the travel and time costs will be much more expense. So landlords or coffeeshop operators at these superior locations will command these outrageous rent rates. In conclusion, MORE needs to be done to regulate the provisions of these coffeeshop operators in Singapore.
