I've often said that in the lending business it's not "just about the transaction" but having the opportunity to touch and change people's lives. Friday we closed a transaction on 18 buildings where both the buyer and seller are both clients and friends of mine. This is the 1st tranche of a multi-tranche transaction and exit strategy to help the seller exit the day to day of managing a real estate portfolio meticulously built over 40 years, piece by piece. The seller was looking to exit day to day real estate management and also for the tax benefits of a 1031 exchange. This will be accomplished by doing a 1031 exchange into a DST instead of directly investing in buildings. The buyer is adding a nice portfolio to his empire. H&T Group plc , the AIM-listed pawnbroker, said that trading this year has been in line with expectations with demand for pledge loans buoyant and April 2024 a record month for lending. Consistent with last year, redemptions in March and April were higher than average as customers chose to collect their items, often to wear them at religious and family celebrations, but this is expected to reverse in the coming months, the pawnbroker added in a statement ahead of its annual meeting. Elsewhere, all key pledge book metrics remain in line with expectations H&T said, with the Maxcroft pledge book performing well since acquisition. Pledges (excluding accrued interest and provisions) currently are worth £105 million (31 December 2023: £101 million, 30 April 2023: £91 million). 1740 Broadway, famously known as the 'Mony Mony' tower, witnessed a significant shift in ownership and value over the years. Originally sold by Vornado to Blackstone for a remarkable $605M in 2014, the Deco property underwent a re-appraisal in 2023, valuing it at $175M. Recently, Yellowstone Real Estate acquired the nearly empty building for $185M, marking a substantial $420M decrease in value. An important trend to highlight is the impact on CMBS bondholders. The note sale resulted in the complete elimination of all five CMBS non IG creditors, while AAA tranche creditors received less than 75% of their initial investment back.
