I interview Peter Southwick, a Trustee of the Bridge Housing Trust in the Waikato, on their land trust model for affordable home ownership. We discuss how this model works, could be replicated around the country, as well as what levers need to be pulled to make it happen. Bridge Housing Trust has replicated the successful “Secure Home” model from the Queenstown Lakes Community Housing Trust (QLCHT) where the cost of the house to buy does not include buying the land. Instead, the Trust holds the land for the wider community to always be able to offer affordable housing in perpetuity.
What is different about Bridge Housing Trust is that, unlike QLCHT which was initiated by the District government, it was kicked off by a philanthropist who wanted to make his land available for affordable housing and so formed a Trust to be able to hold ownership of that land.I asked Peter what he believes are the leverage points and what he would do for housing if he had a magic wand. Actually, what we realised is that it doesn’t take magic to create better housing outcomes but it does take the more powerful role players of central and local government, financial institutions, big industry employers, and land-owning philanthropists to be bold, proactive, collaborative and then invest in and enable these tried-and-tested housing models.

Westside Future Fund's work to transform the historic Westside is well underway.
Once plagued by remnants of urban decay set in motion by a mass residential exodus in the latter half of the 20th century due to systemic disinvestment in the community, we've revitalized entire blocks through the construction of high-quality, affordable housing and blight removal.
But we continue to face tremendous challenges from absentee landlords who won’t reinvest in their uninhabitable dwellings, nor sell them for a reasonable price.

Construction work has commenced on Livv Homes’ first affordable housing scheme in Warrington, Cheshire. The £5.2m Parkside Place development on Wilderspool Causeway is set to support local people onto the property ladder with 29 apartments for Rent to Buy.
The five-storey apartment block will feature 21 one-bedroom apartments and eight two-bedroom apartments. Livv Homes, which is part of Livv Housing Group, has secured grant funding from Homes England to support the delivery of the scheme and PGS PROJECTS LTD has been appointed as principal contractor. The scheme will utilise Modern Methods of Construction, such as structural insulated panels (SIPS).
Yvonne Westhead-Fyles, Director of Development, Growth and Sales at Livv Housing Group, says: "Parkside Place will bring high quality and affordable new homes to meet local housing need, enhancing the sustainability of the neighbourhood and community, whilst providing a pathway to home ownership through Rent to Buy.
"We’re aiming to provide 1,000 new homes over the next three years across the Liverpool City Region, Warrington and West Lancashire. We’re building in places where we can make the greatest impact and Parkside Place will contribute to creating a thriving community, whilst establishing our presence in Warrington. We’re delighted to be here."
