Good Morning!!!!
Malaysia's hotel sector is experiencing continuous investment for new hotel developments, driven by a positive tourism outlook. The team is equally busy with buyers and sellers.
Electrical and mechanical engineering group LFE Corp Bhd secured two contracts worth RM16.7 million for a 22-storey hotel in Georgetown, Penang, expected to be completed by November 2025. Seri Pajam Development Sdn Bhd launched SPD Tech Valley in Senawang, Negeri Sembilan, a RM3 billion industrial park that will notably feature a business and leisure support center with a boutique hotel.
Additionally, Kuching will see three new international hotels, including one by Ascott, approved by the State Planning Authority, as part of efforts to expand accommodation options and meet future tourism demand, supported by increased direct flights and enhanced regional connectivity plans.
Meanwhile, Putrajaya experiences surging demand for hotel rooms amidst changing travel preferences, notably with young, affluent travelers seeking immersive cultural experiences and 'bleisure' trips. In response, hotels like newly opened Moxy Putrajaya are enhancing offerings with advanced business facilities, wellness centers, dining choices, and leisure activities tailored to these evolving preferences.
In recent developments within the travel and tourism sectors, Malaysia experienced a remarkable 19.5% surge in air passenger traffic in April 2024, primarily driven by domestic travel during Hari Raya Aidilfitri, signaling positive signs of recovery. Concurrently, AirAsia's designation as the official airline partner for the Malaysia-China Summit 2024 underscores initiatives aimed at strengthening trade and cultural ties, accompanied by exclusive travel offers for summit participants.
Moreover, Tourism Malaysia is collaborating with Trove Tourism Development Advisors to bolster awareness and tourism from North America, aligning with its strategic vision for Visit Malaysia Year 2026.

Exciting News: We are super happy to announce the opening of our first #ROBINSON resort in Vietnam, marking a significant milestone for our brand. Vietnam presents a completely new destination for us, and we're eager to embrace the opportunities it offers.
Adapting to local market conditions is nothing new for us, but venturing into Vietnam requires planning and a lot of preparation. With our first guests set to arrive this December, we're working tirelessly to ensure a seamless experience.
The next important steps:
1. Our team of experts from Robinson Club GmbH will assess the property, gaining insights into its current state.
2. Following this evaluation, renovations will commence to align the resort with our trusted ROBINSON concept.
3. And, of course, preparations are underway to ensure bookings open for December.
The good news is that the club at least already has a name. So, what do you as ROBINSON pros think the new club in the Nam Hoi An region will be called? ;)

The UAE’s first commercial gaming operator license was awarded this week to Wynn Resorts for its $4 billion integrated resort, Wynn Al Marjan Island in Ras Al Khaimah (RAK). This marks a pivotal moment for the emirate and the wider hospitality landscape in the region.
Set to open in 2027, Wynn Al Marjan will be the first in the Middle East to include a casino, putting it under the spotlight amongst international investors. Since it's expected to potentially generate gaming revenue equivalent to 1.3% of the UAE’s gross domestic product, according to Bloomberg Intelligence, the property positions RAK as a top destination for luxury and entertainment tourism.
Building on this momentum, other high-end projects have been announced in RAK. Nobu Al Marjan Island will bring the famed luxury lifestyle brand to the UAE, offering a mix of exclusive hotel and residence experiences as part of a broader push to enhance RAK’s appeal to affluent tourists. It also leverages the global reputation of the Nobu Hospitality brand to attract visitors seeking both luxury and lifestyle.
In the eco-tourism space, Earth Hotels Shore, set to open in the stunning Marjan Island, is another exciting addition. Focusing on sustainable and adventure stays, the property will provide a vibrant lifestyle beach hotel for travellers, further diversifying RAK’s hospitality offerings.
Meanwhile, Address Hotels Resorts has plans for a new development on Al Marjan Island, aligning with the emirate’s vision of becoming a premium destination. The Address brand is known for its upscale properties in urban locations, and its move into the beachfront resort space on Al Marjan signifies the growing confidence in RAK's potential.
These are just a few examples of the recent frenzy of development activity in the Emirate. These projects highlight RAK’s ambitious plans to transform itself into a world-class tourism destination, offering a range of experiences from luxury gaming resorts to eco-conscious getaways. Developers and investors are betting on the emirate’s future as a key player in the UAE’s hospitality.

Check out Zerin Properties Weekly Hospitality updates below.
The local hospitality industry marked the beginning of the year with the completion of the RM145 million sale of Holiday Villa Beach Resort & Spa Langkawi by AmanahRaya-Kenedix REIT Manager. Acquired for RM55 million in 2007, the 4-star beach resort was successfully sold to Plenitude Gateway Sdn Bhd, aligning with AmanahRaya REIT's objectives to reduce borrowings, optimize returns, and improve the yield of its asset portfolio.
Additionally, ONYX Hospitality Group's expansion in Malaysia includes three new properties, marking a total of seven in its Malaysian portfolio and establishing the country as the first outside Thailand to host all three ONYX brands-Amari, OZO, and Shama. Meanwhile, in response to Sabah's booming tourism, Zerin Properties Group CEO Previndran Singhe emphasizes the pressing need for upscale accommodations to meet demand, with the state government actively attracting hoteliers and initiating various projects, including heritage building conversions, to boost tourism infrastructure.
The tourism sector is expected to flourish with increased flights and strengthened ties between Malaysia and China, following the Ministry of Tourism, Arts and Culture's collaborations with major Chinese online travel platforms. In another development, Langkawi anticipates enhanced air connectivity in 2024, with new services from Flydubai and AirAsia Indonesian, expanded services by Malaysia Airlines, and charter flight series with Poland's ITAKA, reflecting the island's growing appeal as a tourist destination with increased international and domestic accessibility.
In the international segment, The Ascott Limited's lodging arm, Ascott, expands its lyf brand with the signing of eight new properties, totaling over 30 operational or upcoming lyf properties globally. The new additions span resort and city destinations like Bali, Penang, Sydney, and Frankfurt. For more details on this week's hospitality updates do view the video below
