Red Oak includes 20-40 acre entertainment districts as part of its master communities… We have been pushing city councils and others to understand that we are in the midst of a major paradigm shift in the retail segment as it relates to retail SQFT and concepts. People want an experience, the artesianal offering, interconnectedness to community, and something far different than the big box corporate chain offering. When you think about larger grocery-anchored or large power centers you usually have co-tenancies (Whole Foods, Trader Joe’s as examples) that attract other National tenants. It creates a waterfall effect of tenants that like to locate next to one another. When you have an unanchored retail center; you are typically reliant on traffic and visibility. It is certainly easier to attract mom/pop tenants as the center will not fit into the national tenancy criteria. I think what is generally harder to assess/calculate from afar are what I consider mini-anchors (i.e. the popular local neighborhood restaurant). They also drive traffic, eyeballs, bring the local community together and can be great to locate next to. Should we create a new classification for these mini-anchors in our (void) analysis ?

We had a LOT of data in this month's Downtown Raleigh Alliance showing signs of progress in our economy downtown. In 2023, we saw a - net gain of 31 new storefront businesses - 3,221 residential units under construction and/or delivered in 2023 - 4.6% increase in food & beverage sales - 1.7 million unique visitors in Q4 2023 Our report also includes an analysis of cell phone data showing Downtown is at 77.9% of its pre-pandemic weekday population, which is at or above many peer downtowns in NC and nationally. But this also means there is still a LOT of work to be done to close that gap fully, particularly in our Downtown core. Next month, recommendations to improve the Fayetteville St area come to City Council to help address that. https://lnkd.in/eDaJvMvi

Went to three shopping centers today. Two shadow anchored by King Soopers (Kroger) and one with Safeway as a shadow anchor. There was no comparison interms of customer traffic and tenant quality.... Both King Soopers centers were full and had tenants like Orange Theory and Wingstop. One was a littler rougher but was still 95% occupied. The Safeway Center..... has two on site security guards. Homeless people wandering the center and was about 75% occupied. Rents were about half at the Safeway center as well. This scenario is pretty typical in the Colorado Market between these two. It's truly remarkable how one grocer can dominate in our market.

It's challenging to be a retail tenant these days... Vacancy is at 7.9% across #northwestarkansas and it's much lower than that in the "prime retail" pockets - West Bentonville, West Rogers/Pinnacle, and North Fayetteville. If a business needs a drive-thru, there's going to be multiple offers to lease the same space and the owner will be juggling lots of different variables in evaluating which is the right deal. We recently helped a national restaurant tenant secure a drive-thru space when they were up against 5 other offers in Bentonville. Retail - Top ranked grocery stores - BBQ-SAUCE on this one that ranks 7-11 #1. C-Stores and Grocery stores are not the same concept or format. King Soopers in Colorado - specifically Auroa - was ranked worst in the US. Having grown up in Colorado and traveling their annually on vacation and buying groceries for our mountain trips, I can affirm that there are many bad grocery stores in Colorado far worse than any King Soopers in Aurora.
