The Connected Communities Ordinance is successfully cutting through the red tape to reduce unnecessary parking spaces near transit areas and speed approval processes. “I believe that the Connected Communities ordinance may have accelerated smaller-scale construction (new and additions) of housing with less than 50% parking ratios ‘as of right.’ Housing that’s built ‘as of right’ is a very good thing because requiring a zoning change for all housing leads to higher costs and delayed or denied housing. One of our passion projects - developing a vision plan for Dublin Borough that guided the revitalization of a walkable and vibrant community. Four character zones were established, each with specific roadway designs. Working closely with PennDOT, provisions were made to allow for on-street parking, wider sidewalks, street trees, and a series of through streets to reduce block size and connect to a proposed master plan road to increase pedestrian safety and allow for infill housing and shops. We collaborated with key stakeholders such as Nehemiah Development Company, Inc., to propose new mixed-use densities to recreate a walkable downtown model with greater economic sustainability. The plan proposed historic preservation of Borough assets and developing an economic model to support local tourist destinations. Additional recommended studies included a marketing plan to determine the most appropriate densities and types of incubator uses, a parking plan to meet public parking and on-street parking needs and methods for financing, a historic preservation district plan with design guidelines, a new form-based zoning code, and closer planning ties with surrounding townships leading to a possible TDR program. City Releases Detailed Plan for Controversial Housing Zoning Changes Taller residences, less parking, and more infill buildings will be allowed in New York City if the mayor’s City of Yes for Housing Opportunity zoning changes go ahead as planned. The rule changes would let developers build 20 percent bigger buildings if the extra density remains affordable to households earning up to 60 percent of Area Median Income, allow taller buildings around transit, reduce parking requirements for new developments, permit additional dwelling units, and facilitate infill development on large lots. The plan encourages repurposing underutilized space for housing and office conversions, breathing new life into neighborhoods.
