🌸 Accor accelerates in Japan with agreement to operate 23 properties Accor signs milestone agreement with Ebisu Resort LLC, with 23 properties set to join the group’s hotel network by Q2 2024 Accor’s presence in Japan is set to double while hotel openings gain momentum throughout the region.    With travel and tourism surging once again on a global scale, countries such as Japan, Singapore, Vietnam, and surrounding regions such as China, are experiencing a significant influx of foreign travelers, as well as increasing domestic demand for business and leisure travel experiences.    Accor recently announced a new strategic partnership with JHRA in Japan to renovate and rebrand the Daiwa Resorts portfolio into Grand Mercure and Mercure hotels that will offer uniquely local experiences.    The agreement will double Accor’s current portfolio in Japan, adding 23 properties and over 6,000 rooms. With 2023 quickly coming to its end, we take a deep dive into the key hotel markets in North Asia. As the last region to reopen its borders, it has been a remarkable year of recovery. Japan has seen strong demand and rate growth, especially in the luxury segment, and in prime destinations. Seoul has continued to benefit from diversified demand, whilst China is navigating domestic economic headwinds and a slow inbound recovery.   The ongoing improvement in airlift, the gradual restoration of MICE demand, and an expected reduction in travel costs should fuel continued recovery in 2024. Hotel occupancy across North Asia should gradually improve, with ADR expected to stabilise in the medium term. New hotel luxury and lifestyle openings in 2024 from Kyoto to Hong Kong will add exciting new offerings in a number of destinations. While the weakening yen is having an effect on the purchasing power of Japanese tourists and companies overseas, it is providing some benefits at home. Naturally, a weaker yen in dollar terms means that visits to Japan are relatively less expensive compared to previously. In the hotel sector, a report has found that average room rates in Tokyo are 30-40% cheaper than their counterparts in New York and Singapore. With the average rate at the end of March 2024 at roughly $177 dollars per night, many operators are now seeing an opportunity to increase prices whilst retaining visitor numbers. Alongside this shift, new luxury additions to the Tokyo hospitality scene will include the JW Marriott Hotel Tokyo and Hilton’s Waldorf Astoria Tokyo Nihonbashi, scheduled to open in 2025 and 2026 respectively. With visitor numbers topping a record 3 million in March, the highest since records began, it is clear that Japan’s post-COVID tourism boom is in full swing. Marina Bay Sands has entered the final phase of design enhancements to its multi-billion-dollar expansion project. Full-scale construction of the project, subject to planning approval, is anticipated to begin by July 2025 with targeted completion by July 2029. The expansion will include a luxury hotel tower with a sky roof, a 15,000-seat entertainment arena and additional premium MICE space, including new food and beverage as well as nightlife offerings. Designed to be the leading live entertainment venue in Asia, the state-of-the-art arena is intended to deliver world class premium hospitality experiences. “With the ongoing support of the Singapore Government, this development will further enhance the leisure and business tourism appeal of Singapore. It optimises the site’s programming elements and is designed to drive high-value tourism growth to Singapore,” said Patrick Dumont, President and Chief Operating Officer of Marina Bay Sands’ parent company, Las Vegas Sands Corp. “The all-suite hotel tower will set new standards of hospitality, the state-of-the-art arena will help attract the highest-calibre global entertainment events and artists, and the additional convention and exhibition space will extend the success of Singapore as a leading MICE destination. This week’s hospitality updates include ECM Libra Group Bhd acquisition of two pieces of beachfront land in Desaru Coast, Johor for an aggregate of RM36.86 million, signalling their expansion in the hospitality sector. Meanwhile, IGB rebrands The Boulevard Mid Valley City as St Giles Boulevard, marking a new chapter in the property's identity and branding strategy. The tourism and aviation industries see continued growth as Tourism Malaysia expands its China sales mission to include four additional cities, aiming to attract more Chinese travellers to Malaysia. Meanwhile, the local MICE (Meetings, Incentives, Conferences, and Exhibitions) sector plays a leading role in the recovery of Malaysia's tourism industry. AirAsia anticipates a return to pre-pandemic operational levels by December 2023, according to Capital A CEO. Additionally, Batik Air plans to initiate flights to Dubai from November 10, further expanding its international network. Meanwhile, Melaka is ready to offer incentives to commercial airlines to operate at LTAM (Laksamana Tamjidi Airport) to support the expected increase in tourist arrivals in the state in conjunction with the Visit Melaka Year 2024. Sim Leisure Group, known for Escape nature-themed parks, anticipates a record net profit this year due to higher demand and new attractions. Despite pandemic challenges, the company rebounded in 2022, and a new Escape Adventure Park in Ipoh is set to open in 4Q. Meanwhile, Marriott's inaugural Perhentian Marriott Resort & Spa in Terengganu marks the brand's first presence in the region, offering extensive amenities and cultural experiences.   In tandem, the local tourism industry is witnessing growth with the introduction of new flights and routes between Malaysia and China, with authorities optimistic about attracting over 5 million Chinese tourists this year.
