Comprising two towers soaring to 43 and 53-storeys, accompanied by a 3-storey commercial building, featuring vibrant commercial spaces and a daycare. The river's proximity and existing soil conditions led to strategic ground improvements, a piled foundation, and sea wall to hold back the Fraser River. For the towering structures, wind and seismic loads are creatively distributed to the earth through piled foundations, with a substantial pile cap effectively distributing the loads to each pile. Uniquely slender, the towers demand a specialized structural solution for optimal control during wind events. Outrigger walls on the north tower add extra stiffness, ensuring comfort for residents on the upper floors by mitigating tower accelerations. When it comes to site construction, site efficiency is very important. Precast concrete is one of those building materials that offers site efficiency by lowering costs, having minimal site disturbance, accelerated construction, and more. Shannondell at Valley Forge Senior Community in Pennsylvania is a great example of site efficiency. Precast concrete was selected as the building material of choice due to installation efficiency, effective sound transmission, fire safety, and minimal site disturbance. It was important for the design team to minimize site disturbance, as the residents were nearby during the construction process.
