HMO Renovation Update 🏚 In this week's episode, I visit my Coventry HMO to check out the builders' progress. Bit of backstory - I bought the building about two years ago, which was configured as two 2-bed flats and already tenanted and income-producing. I’m now extending the property to increase the floor space and maximise the return on investment by transforming it into an 8-bed HMO. Sim Lian secures an EC site located in Tampines with its winning bid of $543 million. The EC market is attracting a lot of interest from developers as the past few EC launches have seen very strong sales. Notable examples include Copen Grand and Tenet, both of which are fully sold while Altura is close to 90% sold. Furthermore this area will be more attractive in the future when the Cross Island line and a mixed-use development along Tampines Ave 11 is completed. It will benefit from the potential pool of more than 2,000 HDB flats which will reach its 5-year MOP in 2024 and 2025. Info to know... #BHGKCH This isn’t like 2008. Builders aren’t overbuilding, they’re just catching up. This graph shows there’s a gap to make up after over a decade of not building enough homes. Plus, builders are focusing on completing what’s already started versus breaking ground on a whole lot of new homes. This means they’re being mindful and that’s a good thing. Have questions? Was the CAVCO duplex built to EPA Energy Star or DoE Zero Energy Ready Manufactured Housing voluntary program standard? Or was it built to the current minimum HUD code MHCSS thermal requirements? The Biden Administration IRA legislation’s 45L provides the HUD code manufacturer with a $2500-$5000 corporate tax break for each Energy Star or Zero Energy Ready MH. These ZER -MH homes are affordable to purchase as well as operate & maintain. The owner/renter typically pays a lower combined mortgage and power bill each month in ZER-MH. Not to mention greater equity/resale value vs. min HUD code MH. https://lnkd.in/euNjrqKK IMHO, rather then buying a HUD-code MH built to 1994 current MHCSS “energy standards”, go ZER-MH!
