We have just purchased a prime site for £32m in Vauxhall – our third acquisition within a month.   The latest acquisition follows our recent purchases of prime sites in Tite Street, Chelsea, and Westminster Tower on Albert Embankment.   The Zone 1 site of just under an acre in Wyvil Road, is one of the few remaining key tranches of land with development potential within the Vauxhall/Nine Elms and Battersea Opportunity Area. Planning permission is in place for a residential-led scheme rising to 36 storeys.   The site’s central location makes it a highly attractive proposition for new homes. Transport links are excellent, with Nine Elms station close by, offering fast connections to the City and West End within 15 minutes on the Northern Line. Total take-up during June reached 213,048 sq ft across just nine transactions, weighed down by ongoing cautiousness among occupiers, and compounded by the annual summer lull. This took the overall YTD figure to 1.7m sq ft, down 29% on the ten-year average. Over half of this month’s leasing activity resulted from the largest transaction to complete so far this year: John Lewis’ acquisition of the entirety of 1 Drummond Gate, SW1 (108,527 sq ft) on a ten-year term. The rent remains confidential at present but is believed to be in the £30s per sq ft. The second largest deal this month also originated from the Retail & Leisure sector, and at a low headline rent, with fashion brand Phoebe Philo acquiring the entirety of 125 Freston Road, W10, (29,675 sq ft) for £22.50 per sq ft on a five-year term.

Adding to our portfolio of long-term development opportunities, we’ve acquired the Portswood Centre in Southampton.   The 28,315 sq ft #retail and #F&B asset is fully let to 10 tenants, including Iceland and Pizza Hut, and is a short walk from St Denys train station, the green spaces of Southampton Common, and the University of Southampton’s Highfield Campus.   This kind of retail-led, long-term development opportunity – much like other assets in our portfolio including The Core in Leeds and Mecca Bingo in Haringey, north London – represent exactly the sort of opportunity on which we thrive. In Edinburgh’s ever-evolving property market, consolidation trends have been emerging thick and fast among the Letting Sector. We have seen some well-known larger and smaller independent agencies taken over by bigger UK operators who strategically pursue mergers and acquisitions to capitalise on opportunities in the buoyant residential lettings marketplace. YOU'RE NOT BARRED! - When you tell a pub landlord they're wrong but they still want to do the deal! Three weeks ago, We were offered an opportunity to refurbish the uppers of a well located London Pub into 5 apartments. Crazy to think that there is some prime London stock uninhabited for years as the pub which used to house the landlord and their family is now probably run by a single young person who prefers to live in a house share. After passing it through our usual analysis process, it was clear the Landlords had very much underestimated many technical and pragmatic aspects of the project and had lofty price expectations to boot. Rather than toss it aside or declare we were uninterested, we put together a few paragraphs of what they'd missed, what they needed, and what it would probably cost them. We tabled an offer at the same time which was 22% below their expectations. I'd fully expect to here nothing. 9/10 times, you will hear nothing. This time, earlier today, they called us thanking us for the insights. They'd now like to meet and see if we can come to a deal where we steer them through the difficult technical area's we highlighted, whilst also compromising on price expectation. Giving something away for free, in this case knowledge and qualified opinion, has led to hopefully getting something of immense value back. The best deals is when all sides feel like winners. Colliers announce IP Generation have settled on Stockland Glendale in a $315 million deal, the largest NSW sub-regional transaction in over 18 years.
