Property Development News Around San Diego: Two huge projects are coming to the UCSD campus. The first is UCSD's Pepper Canyon West Student Housing which will be a 580,000-square-foot student residential complex with two buildings accommodating more than 1,300 beds. It features single-occupancy rooms in two 22- and 23-story towers connected to five-story buildings with outdoor terrace seating. The development spans six acres in the center of campus and features a unique courtyard for each building, elevated student amenity spaces, and retail spaces. This project is just steps away from the Blue Line Trolley stop here on the UCSD campus. The project is expected to open this fall (2024). The second project is the Triton Center complex - a $428 million project composed of four buildings that will house everything from student health services to an alumni and welcome center. One of the buildings will include a 500-person event space and an art gallery. There will also be a mix of retail and restaurant spaces; and a parking structure. Completion is slated for 2026. I see a few issues: 1. Many colleges are requiring students to live in campus housing for their first two years attending the school. That will lower the pool of potential renters. 2. I find very few people who believe that college is affordable. Even though these new housing options look to house many students (so the cost per person is lower), I don't believe that these spaces will be more affordable than campus housing, individual houses, or apartments. If you are building and managing these housing options, I can guarantee that nobody will consider them affordable. 3. These are being built for the rich and will be very exclusive - like a country club.

One of Vancouver’s largest and most interesting new real estate proposals comes not from a typical development company, but a school, reported The Vancouver Sun. Vancouver Community College (VCC), which has a century-long history as an educational institution, is eyeing its first residential real estate venture — and it’s a big one. The first phase of VCC’s planned redevelopment of its east Vancouver property was the subject of a press conference last week, where B.C. Premier David Eby appeared on the campus announcing spending on a new building." "That project, also the subject of a report going to Vancouver council next week, is touted as an exciting future hub for clean-energy technology education. But it is also only one early — albeit crucial — piece of VCC’s much larger vision for the rest of the campus, which covers about three city blocks. Wentworth Institute of Technology recently announced a comprehensive redevelopment plan for its 31-acre campus in Mission Hill and Fenway. The plan aims to modernize and expand its facilities over the next decade. The project includes the construction of 3 new residence halls (adding 935 net new beds), development of a new quad, an athletics field house, and a welcome center. The plan also features new homes for the schools of architecture and design, engineering, and management. These initiatives are part of an ambitious institutional master plan submitted to the Boston Planning & Development Agency that reflects Wentworth's commitment to enhancing its campus environment for learning, community building, and accommodating the anticipated growth in student population. University of Cincinnati Board of Trustees advances $100M student-housing development - The board voted unanimously to approve $15 million to fund the design of the project in partnership with the Clifton Heights Community Urban Redevelopment Corporation (CHCURC). The project is expected to cost $100 million in total, according to a request for qualifications (RFQ) document the university submitted in December 2022. Construction is expected to begin in 2024 and be complete by fall 2026. “The planned development in the Clifton Heights neighborhood will be a gateway to our campus from the southeast and will provide 1,200 more beds for our students,” Pat Kowalski, senior vice president of administration and finance at UC, told the board. The sites sit between Calhoun and McMillan streets west of Vine Street and east of Ohio Avenue. The first site, “Block 1,” is the large, vacant slope of land on the west side of Scioto Lane. The second site, “Block 2,” comprises part of the block east of Scioto Lane. The early designs show four residence halls above structured parking with a built-in gym and half basketball court in the easternmost building. UC is desperately in need of more student housing as its record-breaking enrollment continues to grow and more students desire to live on or near campus. The university projects demand for student housing is expected to rise by 25% through 2030. UC is also moving forward with the Bellevue Gardens redevelopment that could add 450 beds at the corner of Martin Luther King Drive East, Eden Avenue and Gerard Steer in Corryville.
