The quote from his article, above, made me think about relationships with competitors, because we can often feel like we're in a street fight, especially if you've got a competitive streak a mile wide inside you. I may hate losing more than I love winning -- my internal jury is still out on that -- but what I do know is contractors can both cooperate in service of better results for our people, our industry, and our customers, 𝐚𝐧𝐝 remain fair and hardy competitors at the same time. A posture of always yielding to the street-fighter in us just slows our collective growth. Interesting discussion on how the sale and lease back of the Red Lobster real estate portfolio may have led to its demise. A purist capitalist would question whether a business that relies on ‘free’ real estate to be profitable is sufficiently successful to warrant continuation…but an owned real estate portfolio that effectively inflates profits of the operational business is not an unreasonable strategy if it sustains a business over a long term - generates overall profitability, provides guests with what they want and provides thousands of employees with a living. I wonder what the terms of the sale and lease back were? The suggestion here is that rents must have been hiked significantly - did the private equity owners sell the real estate portfolio with regular market rent reviews or with annual increases possibly fixed to CPI? In hindsight - a turnover rent with a basic base rent would have been much kinder to the business, giving it time to adjust to the new reality of having higher operational costs. Although by doing so, the Private Equity owners would have been unable to extract as much cash from the deal… I’m interested to learn more about how this went down and the specifics of the lease back terms… #redlobster #saleandleaseback #commercialrealestate #f&b
