My work at the Canal & River Trust often involves providing conservation advice and support for some of the most important designated heritage assets in the country. However, I often get to see historic structures that have somehow, over the years, escaped the attention of the listing advisors, but still require the same care afforded to their more glamorous relatives! This structure is a very good example of that type of requirement. Built in the mid 19th century, this former pumphouse at Gailey reservoir in Staffordshire has evaded any form of formal protection, which has perhaps partly contributed to its current semi-ruinous state. Unfortunately, the roof steadily deteriorated from the mid 1970s onwards, and was totally lost by the early years of the current century, largely based on its lack of any practical use value. That said, a colleague and I have recently identified it as a potential training site for an exercise in structural consolidation, as it is more than slightly suffering from its exposure to the elements due to its location within a beautiful, but relatively unprotected environment. Once the vegetation has been inspected and removed, the consolidation exercises will explore both hard capping of the wall heads and the gable end (soft capping may also be considered), as well as some more traditional repointing of the chimney. Different types of mortar will need to be specified, in order to demonstrate that this type of conservation work often requires specific, rather than more general solutions, providing a useful training exercise in what to consider when faced with a less than traditional situation. Our more broader hope is that this training opportunity will provide some genuine material protection that should prevent the structure from suffering any further from the ravages of its environment. Fingal County Council has identified a low impact and appropriate use for the buildings as revived boathouses for Fingal Rowing Club and Balbriggan Scouts. In this video we hear from both Balbriggan groups how this conservation project will enhance their activities into the future. The Boathouse and Bath House at King Strand, Bath Road, Balbriggan are heritage landmarks, with significant social and architectural histories stretching back to the late 19th century. The buildings have suffered badly from the combined effects of vandalism and weather, and have been largely roofless for a number of years. They are currently in the ownership and care of Fingal County Council. Enabling Works commissioned by the council are nearing completion in May 2024 which will inform further permanent works, and a possible re-use. The recent clearing of vegetation and debris from inside and outside the two structures has allowed access to be re-established and surveys of the buildings and ground to be undertaken. Stabilisation of the gable walls as well as consolidation and some re-building of the tops of the walls, has made the building safer and less prone to further decay and collapse in the medium-term. From what has been revealed, it should be possible to salvage these structures for a new purpose, appropriate to its coastal location. The next stage for this unique set of maritime buildings and their slipway, is the preparation of a design proposal for submission to the planning authorities, with associated flood risk, environmental and archaeological assessments and mitigations. Deconstruction a demolition alternative, not a preservation alternative. 💥 Heritage conservation and the reuse of whole buildings can be considered the pinnacle of waste prevention in the building sector. Although heritage conservationists typically aim to preserve whole buildings in place, there are many cases when the demolition of historic structures is unavoidable. At the same time, stewards of old buildings often seek reclaimed material to make in-kind, long-lasting repairs. In these cases, deconstruction can be used to preserve historic material, understand and document construction techniques, and provide a measure of closure for communities. Given the magnitude of waste generated by demolition, increasing resource depletion, and volatile supply chains exacerbating inequities in material access and affordability, the time for a shift to circular construction and a reuse-first approach is now - and I totally believe that heritage conservation practitioners and advocates can lead the way.
