Sorrento Mesa Housing Development Opening New Neighborhoods REAL ESTATE: Lennar, Shea Homes, Cal West Take Wraps off Projects BY RAY HUARD SAN DIEGO – Home builders Lennar, Shea Homes and Cal West are opening the final neighborhoods in the $1 billion 3Roots development in Sorrento Mesa. Through early April, 859 homes have been sold in 3Roots of the approximately 1,800 homes that the development will have upon completion, expected at the end of 2026. “We really tried to set it up so it had something for everybody that was interested in purchasing a home,” said Ryan Green, division president of Lennar and managing partner of Mesa Canyon Community Partners, a group established by Lennar, Shea Homes and Cal West to develop 3Roots. The new neighborhoods are Aero by Cal West, with 83 single-family priced from the high $1.2 million, ranging from 1,875 square feet to 2,121 square feet, Atwood by Shea Homes, with 76 townhomes ranging from 1,518 square feet to1,872 square feet, Dorsey by Cal West, with 94 townhomes and flats ranging from 1,230 square feet to 1,639 square feet, and Hudson by Lennar, with 80 townhomes ranging from 1,632 square feet to 2,177 square feet. According to websites for the developments, townhomes in Dorsey will be priced from the mid-$900,000s and those in Atwood will start at $946,000. Pricing hasn’t been posted for Hudson. Buyers have ranged from young professionals and young families, many of whom work in nearby tech companies. Unlike some developments, there is no overarching theme to the appearance of the homes in 3Roots and the design of the community is aimed at avoiding a cookie-cutter look. “We really tried to come up with something that would create as much variety as you can. You have art deco, you have contemporary, you have Spanish, you have modern,” Green said. “We were very thoughtful about the placement of each of the homes and the progression that you would see, from the lower density to the higher density to the parks and how they would blend together, so it’s not as though you had someone come through and just drop a bunch of different themes in there.” https://lnkd.in/dd7a4tv5 #housing #development #newhomes #construction #design

If Cincinnati builds more rowhouses, will the buyers come forward - Cincinnati leaders have proposed an overhaul of zoning code. They want to make it easier to build townhomes and rowhouses, which are a cheaper build vs. the traditional single family home. The Business Courier has found the average cost of these projects ranges anywhere from $300,000 to $900,000. Mayor Aftab Pureval has said that if enough townhomes are built in the city, the scale could bring prices down. The small starter home might a good solution to our nationwide affordable housing crisis. Housing, housing demand and supply, zoning requirements, and availability land are very local in nature. Over the past recent years, the focus has been in increasing density of housing in urban areas: apartments in larger cities and repurposing old buildings. As more and more people continue to work remotely, suburban and rural living are becoming another possibility to deal with affordable housing. Small town USA is also becoming a housing op For example, in Miami-Dade County, the demand for small affordable cottages ( as a stand alone or as even a guest house) is always very high. Unfortunately, they are extremely hard to find and rare. The inventory is just very small at premium prices, or have become Air BNB rental units. Currently, multiple manufacturers of small prefabricated and modular homes are developing capacity to create small and affordable factory built homes. The idea is to use them as infills homes, remote locations, guest houses, mini communities of small houses, and accessory dwelling units(ADU). Now, local governments need to embrace these new technologies to help create additional of affordable housing options . This can be done, by designing simple and lean processes for the small home builders, home factories, NGO's, and investors. In the photograph is a 1170 sqft module 2/2 home design by ADY Homes, Miami . This company sells fully assembled and functioning modular homes for $70,000 plus land cost. This home wa selected for a possible 250 unit project called Jacamar Lakeside in Avon Park(Sebring), Florida. Two smaller models and a twin home design using the same footprint would complete the project l. The project is dedicated to smaller rental units. In closing, every additional unit built or retrofitted will be another home to help ease the affordable housing crisis. New NAR (The National Association of Realtors®) Survey Finds Americans Prefer Walkable Communities "79% said being within an easy walk of other places and things, such as shops and parks, is very/somewhat important. 78% of those indicated that they would be willing to pay more to live in a walkable community. 85% said sidewalks and places to walk are very/somewhat important. 65% said having public transport nearby is very/somewhat important. 56% said they would prefer a house with a small yard and be able to walk to places vs. 44% who would prefer a large yard and would need to drive to most places. 53% would prefer an attached dwelling (own or rent a townhouse/condo/apartment) and be able to walk to shops, restaurants, and a short commute to work vs. 47% who would prefer a single-family home (own or rent) and have to drive to shops, restaurants and a longer commute. NAR's biannual Community & Transportation Preferences Survey polls residents in America's 50 largest metropolitan areas." ~ read more So, over 53% of the population, on average, prefer to walk to shop, and only 47% population likes to drive. With 53% giving preference to townhouse/brownstone style settings, only 45.5% prefer single-family homes. Post-COVID society becoming more socially oriented and less car-driven.
