How To Build On Your Land With Ease? Ever looked out at your plot of land and imagined your perfect home there? But where do you even begin? The first thing is to do your research on the home builders you like. Shortlist them depending on your location and send inquiries. For instance, when we receive them, we ask the following questions to make sure you are prepared before diving into the project: Is the land suitable for construction, potential challenges (soil composition, slope), and any necessary permits? What floor plan are you interested in? (Having clarity on your ideal home design, size, and functionality) Do you have financing secured? (Discussing financing early on helps manage expectations and avoid potential roadblocks) What is your budget for the project? "How much is this going to cost to build per square foot?” This question is as nonsensical to me as asking for the average cost of happiness. It’s an attempt to assign a fixed value to something inherently subjective and variable, much like the diverse factors that influence construction costs. The only time I can quote a cost per square foot is when I’m discussing something so typical and common that it has been built many times, with little variations such as soil conditions, municipal approvals, or material availability. Many builders only construct typical projects because they are in the business of controlling costs and delivering the most efficient project possible. When you look at many national builders who buy up large properties and develop hundreds of homes from a handful of floor plans and finish choices, they know very closely how much it’s going to cost them. Many infill builders buy and develop single-family lots with similar floor plans and finish levels. Much like apartment developers keep replicating the same five-over-two boxes over and over again. We don’t take the easy path – our projects are all custom. We choose unique because we do not believe in competing on price. I believe the products that we develop are different and, therefore, deserve special attention. Those partners who recognize that they are buying a product of passion, commitment, and special attention recognize the value and appreciate our approach. When people live in the product we developed, they tell their friends and family about it, and slowly, the word spreads. 🤣 Permitting is a laughably wild space. 🤣 No one knows what they're doing, but everyone thinks they've got it dialed in. But, because there hasn't been a more efficient solution in the past, everyone is okay with being painfully "just alright" and working way harder than they need to. 🗣 Everyday I speak with home builders who are convinced they can't possibly be anymore efficient in permitting, and then we take a deeper look and we end up helping tremendously.
