Recently I attended a Q and A run by VPELA about the planning aspects of the State government's Housing Statement. One thing that is very clear from this event is that the Housing Statement is a bold goal. There is no hope of it being achieved if only a single reform is tackled or one action is sought as a silver bullet. The housing issues have been building up for years and will take effort in a lot of places to redress. Last week, following an article released by CoreLogic https://lnkd.in/gxaAEezH there was a small burst of interest about granny flats being built in backyards and their potential to help the housing crisis. Lots of pros and cons were being thrown around, it is clear that some people love them and some hate them! Are granny flats THE ANSWER to our housing issues in Victoria? No! But they could be one important part of the overall solution. While there may be some 655,000 properties suitable for a granny flat across Australia, common sense dictates that it doesn't mean that all of those properties will be viable for a range of reasons. However, enough of them might to help with our housing issues. While other factors, be they financial, insurance or amenity issues, should be considered, a unilateral commentary to just dismiss the idea in totality serves no-one. Granny flats aren't the silver bullet answer to the housing crisis, but they could be a part of the solution and they may be the right move for a range of families. There is no one size only answer to our housing problems. Rather we need a range of different initiatives to tackle this from different levels. Be they actions to increase affordable housing delivery, measures to address planning backlogs or delays in bringing projects to life (among others). Only by embracing a range of initiatives will we hope to start to correct the housing issues. #housingsolutions #propertydevelopment #grannyflat
New analysis has revealed more than 655,000 residential properties with untapped granny flat potential across Australia’s three largest capitals, offering a solution to help ease the current housing crisis. The report by Archistar.ai, Blackfort and CoreLogic shows Sydney leads with around 242,000 suitable granny flat opportunities, followed by Melbourne with 229,000 and Brisbane with 185,000. Maddington, Perth is the country’s top-performing market for house price growth, according to Ray White. Along with Maddington, four other locations in Perth rounded out the rest of the five top-performing suburbs. They were: 1. Maddington up 26.7% 2. Armadale up 26.7% 3. Gosnells up 26.3% 4. Camillo up 25.8% 5. Calista up 25.5% Ray White chief economist Nerida Conisbee said that Perth’s price growth is driven largely by higher construction costs.
