For Devoe Sherman, a single father of two young daughters, the experience of buying a home “was like going through a storm … you don’t know what you don’t know," exclaimed Sherman. He used WIN's free, one-on-one HUD-certified housing counseling program to "get to a brighter day." The young entrepreneur signed up for WIN’s HUD-certified counseling program and later WIN’s homebuyer training class. “When Devoe came to WIN, he was financially ready to buy, but not emotionally ready,” said HUD-certified counselor Jeff Smith. “He needed someone to work with him through the process.” For Sherman, counseling gave him peace of mind. “I don’t think I would have gotten far without Jeff. He held me accountable. Without him, I might have backed out.” During the process, Sherman decided he wanted a duplex and took the extra step of taking an online course on how to be a landlord. Last summer, he purchased a home in Bond Hill and converted it back into two units. He lives in one, rents the other, and is confident he made the right choice for his family. “My experience will allow my kids to understand how homeownership works. Why should I make a Will? It’s important to understand what will happen to our estate if we die without a Will. We probably all understand that we should have a Will but the reality is that most of us don’t have one. In fact, it’s suggested that around two thirds of the population in England & Wales don’t currently have a valid Will in place. Making a Will is the only way to ensure that your wishes are carried out after your death. If you have not made, or do not have a valid Will, your property will pass according to the Law of Intestacy. This may not be what you would have wished. In any event it is likely to take longer to finalise than if you had made a Will. During this time your beneficiaries may not be able to draw any money from your estate and it can lead to arguments and distress for your relatives. If you are single You might want your estate divided amongst friends, relatives and charities of your choosing and in the proportions you want. If you are married Don’t assume “my other half will get everything”. Brothers, sisters or parents may have a claim. Often your children have a right to part of your estate. If you are living as a couple but not officially married, you may be treated as a single person and a surviving partner may get nothing at all. One thing you can be certain of – there will be arguments and disputes at a time when the family should be coping with the loss of a loved one. If you are a parent You should consider who you would like to look after your children in the event of your death. This is particularly important in the case of single parent families or unmarried parents living together. A valid Will nominating guardians is invaluable in such cases. If no one knows what you would have wanted, the Court will decide on the future of your children, and it may not be what you or your children would have wished. If you are retired Maybe you made a Will a long time ago. It probably needs updating to include additional grandchildren or deletion of persons you no longer feel you wish to leave anything to. A study in 2016 showed that Charlotte had a housing deficit of 30,000 units, with a majority of that need being for low and moderate income families. Even in the most recent study for the state, there is more than 45K units deficit in affordable housing and 24K of that is in Charlotte alone. While some headway has been made it is still a severe problem. Critical housing solutions require innovative solutions and collaboration. For anyone needing inspiration of how to work with local government, developers, faith based organizations and nonprofits, I encourage you to watch the short video below. In a nut shell, St. Paul Baptist Church donated a portion of its land for affordable housing development. The city and Bank of America assisted the developer with funding and tax credits. Further the city utilized funding from its Housing Trust Fund using monies from voter approved housing bonds. Together this group was able to provide 112 units of affordable housing. As housing becomes more and more unaffordable, insurance rates are escalating and gentrification seems to push forward, we must all play a part in finding solutions to ensure that at a minimum, adequate housing solutions are provided to everyone to afford.

We are thrilled to announce that Habitat for Humanity Southern Alberta is returning to Airdrie for the first time since 2016 to build 11 affordable homes in the community of Bayview! 🏠 Breaking ground this fall and completing in late 2025, these homes will provide local families with the opportunity to achieve strength, stability, and independence through affordable homeownership. Applications open in early July for Habitat’s no down payment, interest-free mortgage program. Future homeowners will volunteer 500 hours, including working alongside community volunteers and tradespeople on the construction of their homes. With more than 2,000 homes needed to achieve housing affordability in Airdrie, we are proud to be part of the solution.
